Job Description
We are seeking an experienced MEP Project Manager to lead the planning, coordination, execution, and delivery of all Mechanical, Electrical, Plumbing, Fire Protection, and Building Controls scopes for a large-scale life sciences construction project.
The MEP Project Manager will serve as the primary leader responsible for managing MEP budgets, schedules, procurement activities, subcontractor performance, design coordination, risk management, commissioning, and project turnover. This role requires close collaboration with field leadership, owners, design consultants, trade partners, commissioning teams, and project controls staff to ensure successful project execution.
The ideal candidate will possess 7-15 years of experience managing complex building systems on highly technical construction projects, preferably within life sciences, pharmaceutical manufacturing, biotechnology, semiconductor, healthcare, mission-critical, or advanced manufacturing environments.
Key Responsibilities
MEP Project Leadership
Lead all MEP project activities from preconstruction through commissioning and final turnover.
Serve as the primary management point of contact for mechanical, electrical, plumbing, fire protection, and controls scopes.
Develop and maintain strong relationships with owners, architects, engineers, consultants, vendors, and trade partners.
Coordinate project objectives with field operations, superintendents, commissioning teams, and project leadership.
Drive accountability across all stakeholders to ensure successful project delivery.
Budget & Cost Management
Manage MEP project budgets, forecasts, cost reports, and financial performance.
Review and negotiate subcontractor proposals, change orders, and vendor contracts.
Identify cost-saving opportunities and participate in value engineering efforts.
Monitor procurement expenditures and equipment budgets throughout the project lifecycle.
Evaluate cost impacts associated with design changes, schedule modifications, and field conditions.
Schedule Management
Partner with construction leadership and project controls teams to develop and maintain detailed MEP execution plans.
Ensure procurement, installation, startup, commissioning, and turnover activities are aligned with project milestones.
Monitor critical-path activities and identify schedule risks.
Develop mitigation and recovery plans to address schedule challenges.
Coordinate long-lead equipment procurement and delivery schedules.
Design & Technical Coordination
Lead MEP design reviews and constructability assessments.
Review drawings, specifications, RFIs, submittals, shop drawings, and coordination models.
Facilitate resolution of design conflicts and constructability issues.
Ensure MEP systems are coordinated with architectural, structural, process, and operational requirements.
Support BIM/VDC coordination efforts and clash resolution processes.
Procurement & Vendor Management
Manage procurement activities for major mechanical and electrical equipment packages.
Coordinate equipment manufacturers, suppliers, and specialty vendors.
Track equipment fabrication, shipping, delivery, installation, and startup schedules.
Monitor procurement risks and implement contingency plans as necessary.
Ensure all materials and equipment meet project specifications and quality requirements.
Life Sciences Facility Coordination
Oversee delivery of critical systems commonly found within life sciences and biotechnology facilities, including:
HVAC and cleanroom systems
Process and high-purity piping
Building automation systems (BAS)
Electrical distribution infrastructure
Emergency and backup power systems
Laboratory utilities
Environmental control systems
Fire alarm and fire protection systems
Central utility plant equipment
Controls and monitoring systems
Risk Management & Problem Solving
Identify project risks associated with design, procurement, labor availability, schedule, quality, and commissioning.
Develop mitigation strategies and corrective action plans.
Lead issue resolution efforts among project stakeholders.
Escalate critical project concerns when required and provide recommendations for resolution.
Maintain accurate documentation of project decisions and change management activities.
Commissioning & Turnover
Lead MEP turnover strategy from construction through commissioning and owner acceptance.
Coordinate startup, testing, balancing, validation, and commissioning activities.
Manage turnover documentation, punch list completion, and systems acceptance.
Ensure operational readiness of all MEP systems prior to owner handover.
Support training activities for facility operations and maintenance personnel.
Quality & Safety Oversight
Promote a culture of safety and quality throughout all MEP project activities.
Ensure compliance with applicable building codes, project standards, and owner requirements.
Participate in quality audits, inspections, and corrective action planning.
Support field teams in resolving installation and workmanship issues.

Skills and Requirements
7-15 years of construction project management experience with significant MEP responsibilities.
Experience managing complex mechanical, electrical, plumbing, fire protection, and controls scopes.
Experience supporting large-scale projects in one or more of the following sectors:
Life Sciences
Pharmaceutical Manufacturing
Biotechnology
Semiconductor
Healthcare
Mission Critical / Data Centers
Advanced Manufacturing
Strong understanding of project budgeting, forecasting, scheduling, procurement, and contract administration.
Experience managing subcontractors, vendors, engineers, and consultants.
Proficiency in Microsoft Office Suite and construction management software.
Strong working knowledge of Primavera P6 schedules and critical path management.
Excellent communication, leadership, negotiation, and stakeholder management skills.
Experience supporting projects valued at $100M+. Direct life sciences, pharmaceutical, or biotech facility experience.
Experience with GMP-regulated environments, cleanrooms, and validated systems.
Bachelor's degree in Construction Management, Engineering, Mechanical Engineering, Electrical Engineering, or related field.
OSHA 30 certification.
