About the Role
ABM Industries is seeking an experienced Portfolio Manager to lead a multi-state Integrated Facilities Management (IFM) program for a high-profile semiconductor client. This role requires expertise in managing Janitorial, Cleanroom Services, Grounds Maintenance, Pest Control, Project Management, Move/Add/Change (MAC), Finance, Quality Engineering, Safety, and Sustainability within a 24/7/365 manufacturing environment.
As the on-site leader in Santa Clara, CA, the Portfolio Manager will oversee union and non-union teams while ensuring operational excellence, financial performance, and compliance with industry, regulatory, and safety standards. This role requires a strong blend of strategic leadership, operational execution, and financial acumen to drive efficiency and continuous improvement.
Key Responsibilities
Strategic Leadership & Client Engagement
Serve as the primary relationship manager for the semiconductor client, ensuring alignment with business objectives.
Develop and implement data-driven operational strategies to enhance service quality, cost efficiency, and productivity.
Lead business reviews and performance reporting, ensuring transparent communication and long-term value creation.
Partner with internal and external stakeholders to enhance service delivery and drive process improvements.
Facilities Operations & Maintenance
Oversee all IFM services to support a mission-critical, 24/7 semiconductor manufacturing environment.
Ensure compliance with APPA Level 1 service standards and industry best practices.
Utilize predictive, preventive, and reliability-centered maintenance strategies to optimize asset performance.
Janitorial, Cleanroom & GMP Compliance
Ensure ISO cleanroom standards, cGMP compliance, and contamination control measures are followed.
Implement lean cleaning methodologies to enhance efficiency and reduce waste.
Grounds Maintenance & Pest Control
Manage landscaping, irrigation, and facility exterior upkeep to maintain a professional and compliant environment.
Oversee integrated pest management (IPM) programs to mitigate risks and comply with health and safety regulations.
Project Management & Move/Add/Change (MAC)
Lead facility expansion, reconfiguration, and relocation projects, ensuring minimal disruption to operations.
Work with cross-functional teams to meet project timelines, budgets, and compliance standards.
Safety, Environmental Compliance & Sustainability
Drive a "Zero Harm" safety culture, ensuring compliance with OSHA, EPA, NFPA, and industry-specific safety standards.
Implement ESG (Environmental, Social, and Governance) initiatives, focusing on energy management, waste reduction, and sustainability.
Lead audits and risk assessments to ensure operational compliance and reduce environmental impact.
Financial & Performance Management
Manage P&L, budgeting, and financial forecasting to optimize cost-effectiveness and ensure contract profitability.
Oversee vendor contracts and service agreements, ensuring performance-based KPIs and SLAs are met.
Utilize data analytics and technology-driven insights to enhance operational efficiencies.
Union & Non-Union Workforce Management
Lead and develop a diverse workforce, ensuring compliance with collective bargaining agreements (CBA).
Drive employee engagement, training, and retention strategies to maintain a high-performing team.
Qualifications & Experience
Minimum Requirements:
Bachelor's degree (BS) in Engineering, Facilities Management, Business Administration, or a related field.
Master of Business Administration (MBA) preferred.
10+ years of experience in Integrated Facilities Management (IFM), Operations, or Portfolio Management within a high-tech, semiconductor, or critical environment.
Proven experience managing multi-state IFM portfolios with a complex mix of union and non-union employees.
Strong financial acumen, including expertise in budgeting, cost optimization, and financial reporting.
Extensive knowledge of ISO, OSHA, NFPA, EPA, cGMP, and semiconductor industry regulations.
Demonstrated ability to lead cross-functional teams and drive operational improvements in a 24/7/365 facility.
Experience managing vendor relationships, service contracts, and performance-based KPIs.
Preferred Qualifications:
Certified Facility Manager (CFM), Facility Management Professional (FMP), Certified Reliability Leader (CRL), or PMP certification.
Experience with Total Productive Maintenance (TPM), Lean Six Sigma, or Reliability-Centered Maintenance (RCM) methodologies.
Proficiency in digital workplace tools, including SharePoint, Power Platform, Smartsheet, and CMMS software.
