Job Title: Facilities / HVAC Manager
Job Description
This role leads day-shift facilities and HVAC operations in a highly regulated defense environment in Costa Mesa, CA. Two positions open with one on 1st shift from 9:30 a.m. to 6:00 p.m., Monday through Friday, and one opening on 1st shift from 7:00 a.m. to 3:00 p.m. Pay will be based on experience but typically in the $48-$55 an hour (can be higher with the right experience).
The position combines hands-on technical work with team leadership, with approximately 80% of the time spent performing maintenance and system work and 20% focused on supervision and coordination. You will oversee building systems, ensure adherence to safety and maintenance standards, and help maintain a world-class facility that supports critical business operations.
Responsibilities
Provide joint supervision of the engineering and maintenance department staff, including assigning work, monitoring performance, and supporting professional development.
Manage and delegate preventative maintenance programs, equipment installation, repair, and maintenance activities to ensure reliable facility operations.
Perform comprehensive inspections of equipment and building systems to verify proper operation and adherence to company and industry standards.
Maintain, monitor, and perform preventive maintenance on all building systems, including fire and life safety systems, HVAC, plumbing, electrical systems, generators, and emergency backup systems.
Analyze building system performance, troubleshoot malfunctions, make necessary adjustments, and maintain accurate operational and maintenance records to support continuous operations.
Monitor building management systems and respond immediately to alarms, taking corrective action or initiating appropriate follow-up procedures.
Schedule and coordinate emergency repair activities based on priority, system criticality, and the capabilities of available personnel.
Manage site operations related to permits, including facility work permits, hot work permits, and roof access permits, ensuring compliance with internal and external requirements.
Ensure adequate inventory of tools, parts, and supplies by preparing and submitting purchase order requests, developing sources for stock materials, and performing periodic inventory checks.
Foster a strong safety culture by promoting and enforcing adherence to company safety policies, industry best practices, and regulatory requirements.
Participate in a rotating on-call schedule to provide after-hours emergency response and support for critical building systems.
Work closely with contractors, oversee their activities on site, and ensure that all work meets quality expectations and client requirements.
Implement and support quality assurance programs for engineering and maintenance work to ensure consistency, reliability, and compliance.
Read and interpret drawings, written work orders, sketches, blueprints, and technical manuals to plan and execute maintenance and repair tasks accurately.
Essential Skills
5+ years of experience with commercial building operating systems and general building maintenance procedures.
Minimum of 2 years of supervisory experience leading maintenance, engineering, or facilities teams.
Proven experience working with mechanical systems, including HVAC and related building equipment.
Proven experience with hydraulic systems and associated safety procedures.
Hands-on experience with facility maintenance, preventive maintenance, and maintenance technician duties.
Strong knowledge of building management systems and computer-based maintenance management systems (CMMS).
Experience implementing quality assurance programs for engineering or maintenance department work.
Experience managing contractors and ensuring that work meets client and internal requirements.
Ability to read and interpret drawings, written work orders, sketches, blueprints, and technical manuals.
Certification as a Universal Technician for CFCs.
EPA Universal certification and HVAC certification.
Demonstrated ability to lead teams and provide effective management and direction in a facilities environment.
Additional Skills & Qualifications
Fire pump certification is a strong plus.
Experience in a defense, industrial, or similarly regulated environment is beneficial.
Experience in facility maintenance supervision or similar leadership roles.
Comfort working in a role that is largely hands-on while also providing leadership and coordination.
Strong organizational skills to manage preventive maintenance programs, inventory, and permits.
Effective communication skills for coordinating with internal teams, contractors, and stakeholders.
Ability to adapt to varying daily priorities and manage both planned and unplanned work.

Pay and Benefits
The pay range for this position is $48.00 - $50.00/hr.
