Job Title: Construction Manager
The Construction Manager leads new builds, renovations, and expansions of large-scale fulfillment and industrial facilities across the United States, with a focus on retrofit, expansion, and initiative projects. To be considered, you must have a proven track record of managing projects with a minimum size of 150,000 square feet and budgets of approximately $20 million or more.
This role oversees all aspects of preconstruction, including design, scheduling, budgeting, coordination, and risk mitigation to ensure on-time, high-quality delivery. The Construction Manager collaborates closely with internal and external stakeholders, sets deadlines, assigns responsibilities, and monitors project progress while ensuring compliance with design criteria, spending guidelines, and transaction policies. The position requires a bachelor's degree and at least 7 years of relevant experience, and it offers the opportunity to work in a highly innovative environment supporting large, complex programs.
Essential Skills
At least 7 years of experience in construction management, project management, or a closely related field.
Bachelor's degree in Architecture, Engineering, Construction Management, or a comparable field.
Demonstrated experience managing commercial or industrial construction projects, including retrofits and/or new builds.
Proven track record managing projects with a minimum size of 150,000 square feet and budgets of approximately $20 million or more.
Experience in at least two disciplines within the construction industry, such as General Contracting, Owner's Representation, Commercial Development, Engineering and Design, or similar areas.
Experience in facilities management or similar roles, including planning, design review, implementation, and project management/control of new structures and existing buildings.
Program management experience overseeing multiple concurrent projects.
Strong construction management and project management skills, including scope, schedule, budget, and quality control.
Proficiency in site development and project coordination for large industrial or commercial facilities.
Ability to review and manage contracts, including understanding and interpreting lease language, work letters, and related documents.
Experience with RFIs, stakeholder management, and coordination between internal and external partners.
Ability to prepare and present clear project reports and documentation for leadership and stakeholders.
Familiarity with a wide range of design and construction concepts, practices, and procedures.
Eligibility to work on projects subject to export control requirements.
Ability to lead and direct the work of others while exercising creativity, sound judgment, and a high degree of autonomy.
Responsibilities
Lead preconstruction management for retrofit, expansion, and initiative industrial building projects and programs, ensuring alignment with overall project goals and timelines.
Oversee design, scheduling, budgeting, and risk mitigation activities to support on-time and on-budget project delivery.
Set project and program deadlines, assign responsibilities to team members and partners, and monitor progress to ensure milestones are met.
Ensure adherence to design criteria, spending guidelines, and transaction policies, and influence cross-functional stakeholders to maintain compliance.
Prepare clear, comprehensive reports and status updates for senior leadership and other key stakeholders on project and program performance.
Obtain and document all project-specific information from site selection and transaction management, including researching and compiling all available site data.
Coordinate all engineering and architectural specifications for each building @type, including internal composite coordination, site surveys, existing drawings, and site visits.
Manage site-specific requirements such as transportation and traffic control, internal building requirements and standards, and line-of-business (LOB) standards.
Coordinate initial architectural design efforts and manage permit submittals as required by local jurisdictions and project needs.
Develop and provide supporting documents for lease execution, including site plans, work letters, project schedules, and phasing plans.
Create initial construction schedules and develop phasing sequences for construction when necessary to minimize operational disruption.
Prepare construction estimates to support capital requests and other planning efforts, ensuring accuracy and alignment with project scope.
Manage due diligence activities, including utility coordination and other preconstruction efforts, prior to construction handoff.
Provide complete and accurate documentation for construction handoff, ensuring all materials are uploaded to Procore or similar project management platforms.
Compile and maintain all preconstruction work products by site, including contact lists, drawings, permit status, lease language and exhibits, capital request breakdowns, and landlord contributions or reimbursements.
Lead and direct the work of others, including internal teams and external partners, using extensive experience and judgment to plan and accomplish project goals.
Communicate project requirements effectively to a variety of audiences, including technical teams, leadership, and external stakeholders.
Manage multiple concurrent projects or programs, ensuring consistent standards, quality, and communication across all initiatives.
Additional Skills & Qualifications
Project Management accreditation such as PMP® or a similar certification.
Experience working as an owner's representative or in commercial development environments.
Strong communication skills with the ability to convey project requirements to both technical and non-technical audiences.
Experience using construction and project management tools such as Procore or similar platforms for documentation and coordination.
Demonstrated success in coordinating engineering and architectural specifications, including site surveys and existing condition reviews.
Ability to develop construction estimates and capital requests for large-scale projects.
Strong organizational skills to maintain repositories of preconstruction documents and work products by site.
Comfort working in highly innovative, fast-paced environments focused on operational excellence and customer-centric outcomes.
Work Environment
This role operates primarily in a remote work environment, with regular travel to project sites. The Construction Manager typically conducts two project site visits per month, each lasting 2-3 days, with travel expenses reimbursed. Project sites are located throughout Ohio and Kentucky, and the work centers on large-scale industrial and fulfillment facilities. You will collaborate closely with cross-functional teams and external partners, using tools such as Procore and other project management and collaboration platforms to manage documentation, schedules, and coordination. Pay and Benefits
The pay range for this position is $65.00 - $70.00/hr.
