Division of Facilities Management - North District
The Division of Facilities exists to plan, design, construct, operate, maintain and manage the Colorado Department of Human Services (CDHS) facilities and campuses according to all applicable standards in a manner that promotes the CDHS mission of providing safe, sanitary and effective environment for clients, youth, residents, consumers and staff and enhances the quality of life in CDHS facilities and campuses and the surrounding neighborhoods.
Facilities served: Colorado Mental Health Hospital at Fort Logan (CMHHFL), Department of Human Services (DHS) (1575 Sherman St.), Wheat Ridge Regional Center (WRRC) to include the group homes and Division of Youth Services (DYS) facilities (Prairie Vista, Gilliam, Lookout Mountain Campus, Marvin W. Foote, Mount View Campus and Platte Valley.) Provides as needed support to the Veterans Community Living Center located in the district. Total facilities are approximately 1.9 million sq. ft. at multiple sites within the Northern Region.
Description of Job
You are required to work at your assigned work location during your scheduled work times.
Please note: Work arrangements are subject to change at any time.
This position will be assigned to Platte Valley Youth Services Center. This position exists at a fully operational independent level to respond, troubleshoot, and correct building client issues and paint services. Responsible for building temperature control, minor plumbing, electrical problems and building security issues (locked doors, broken windows, etc.). This position also makes machine room rounds/equipment checks. Operate independently to perform the full range of tasks and determine solutions for building maintenance issues.
Duties:
Maintenance:
Performs general building maintenance to include wall repair, flooring repairs, painting, mechanical room inspections and repair, minor fence repairs, lock repairs, door repairs, hinge repairs, fiberglass reinforced plastic (FRP) installation, minor roof repairs, carpet repairs, window repairs, sprinkler system repairs, fire alarm system repairs.
Must comply with the safety program and tool and key control.
Provides Job Safety Analyses
Monitors and controls expenses in accordance with the budget.
Provides supervisor with estimates and proposed costs for preventative and routine maintenance and emergency repairs.
Performs electrical troubleshooting and minor repairs to include light switches, receptacles, resetting circuit breakers, power cords, light bulb replacement, electric door locks, HVAC controls and other minor repairs as directed.
Performs plumbing troubleshooting and minor repairs to plumbing fixtures, unplug sinks, toilets, floor drains, and sewer drain lines in emergency and non-emergency situations.
Performs HVAC troubleshooting and minor repairs, and adjustments to a variety of different @types of HVAC systems for patient, client, and laboratory comfort.
This work includes, but is not limited to thermostat T-stat adjustments, minor airflow modifications and other adjustments for client/patient comfort.
Administrative duties including Maximo work order system, labor tracking, reconciling Purchasing Cards, completing required monthly status reports, CDHS training, entering and submitting accurate timecards within the required payroll timeframes.
Accurately provide labor tracking, purchase tracking, budget reports, and status updates as required.
Must complete record keeping tasks and utilize State cell phone/computer for work order tracking.
Must comply with the safety program, tool and key control.
Snow removal.
Travel to other North District sites as needed.

Painting
Paint walls, equipment, buildings, casework, and other structural surfaces, using brushes, rollers, and spray guns.
Surfaces may require removal of old paint to prepare the surface prior to painting.
Painting may require mixing of colors to obtain desired color or consistency.
Cover surfaces with drop cloths or masking tape and paper to protect surfaces during painting.
Fill cracks, holes, or joints with caulk, putty, plaster, or other fillers, using caulking guns or putty knives.
Remove fixtures such as pictures, doorknobs, light fixtures, electric switch covers prior to painting.
Prepare surfaces, using sandpaper, scrapers, brushes, steel wool, or sanding machines.
Apply primers or sealers to prepare new surfaces, such as bare wood or metal and oils, latex, lacquers, urethane, epoxy, or stains for finish coats.
Calculate amounts of required materials and estimate costs, based on surface measurements.
Read work orders or receive instructions from the supervisor to determine work requirements.
Perform general Drywall duties: Hang, tape, texture, drywall, and plaster patch.
Some work involves working with fast drying materials.
Construction of new walls and ceilings including framing.
All duties may need to be performed in secure areas with patients or clients present in a hospital and institutional environment.
Other duties as assigned.
This is a full-time, in-person, essential position that is required to respond in person to after hours call backs to perform essential and/or emergency services of the agency in a timely manner.
Essential Positions . Positions that perform essential law enforcement, highway maintenance, and other support services directly necessary for the health, safety, and welfare of patients, residents, and inmates of state institutions or state facilities. Employees in essential positions can be only FLSA non-exempt and can be required to work unexpected or unusual work hours to perform the essential and/or emergency services of the department without delay and/or without interruption.
Call Back applies when an eligible employee is required to report to work before the start or after the end of a scheduled shift. If there is no release from work between the call back hours and regular shift, it is considered a continuation of the shift and call back does not apply. When call back applies, a minimum of two (2) hours of the employee's regular base pay is guaranteed. Eligible employees are those who are eligible for overtime, and any call back time is counted as work time.
Minimum Qualifications, Substitutions, Conditions of Employment & Appeal Rights
Experience:
Applicants must havefour years of building maintenance experiencethat included general maintenance and repairs in the areas ofplumbing, carpentry, electrical, painting, HVAC, ground maintenance, etc.
Substitutions:
A combination of related education, formalized apprenticeship program, and/or relevant experience as it relates to this position equal to four (4) years. To utilize the substitution, you must attach proof via transcripts, certificates, etc.

Industrial Painting Experience
5 plus years of commercial painting experience
Experience operating scissor lifts and boom lifts.
Experience with road markings and/or striping

Travel - This position will be required to drive State Vehicles as part of daily work assignment from site to site equipped with tools to perform daily duties. Will be required to travel to training and meetings. On occasion, this position travels to other districts.
Must be willing to receive an annual influenza vaccination or provide a document for a medical exemption or a letter for religious exemption.
Must successfully pass a Tuberculosis (TB) test.
Must be available for call back to perform essential and/or emergency services without delay and/or without interruption.
Will be required to work various hours for coverage, weather related issues and essential/emergency services outside of normal business hours.
Use, Handling, or Exposure to hazardous materials - Proximity to moving, mechanical parts, Exposure to toxic or caustic chemicals., Exposure to electrical shock, and or working in high exposed places.
