Appraisal Analyst II - Alternative Collateral Products
Position Overview
The Appraisal Analyst II - The Alternative Collateral Product Reviewer is a key contributor within the Collateral Risk Management (CRM) team and is responsible for reviewing and rendering decisions on non-traditional and alternative valuation products used in residential mortgage lending. This role supports safe and sound lending by evaluating the adequacy, appropriateness, and risk implications of alternative collateral documentation in accordance with internal policy and investor guidelines.
The analyst applies independent judgment within delegated authority and partners closely with underwriting, pipeline management, and business partners to ensure collateral decisions are well-supported, consistently applied, and aligned with risk appetite.
Primary Responsibilities
Perform moderately complex reviews of alternative collateral products, which may include but are not limited to:
Property Data Reports (PDR)
Property Data Collect products (PDC)
Hybrid appraisals
Desktop appraisals
Evaluations and other policy-approved alternative valuations
Review alternative collateral documentation for compliance with:
Bank collateral policy
Fannie Mae and Freddie Mac guidelines
Applicable regulatory and supervisory guidance
Assess whether the selected collateral product is appropriate for the transaction @type, risk profile, and loan purpose.
Analyze data integrity, property characteristics, market @context, and valuation conclusions to determine whether collateral risk is adequately addressed.
Identify missing, conflicting, or unsupported information and place clear conditions or revision requests as required.
Render collateral decisions within delegated authority:

Escalate to higher-level review when risk, complexity, or policy exceptions exist
Apply risk-based judgment when alternative collateral results conflict with market data, borrower information, or other file components.
Document clear, defensible review notes to support underwriting decisions, audit review, and investor inquiries.
Communicate professionally with internal partners, vendors, and collateral operations teams to resolve issues efficiently.
Escalate quality concerns, policy gaps, or emerging risk trends to management.
Meet or exceed established productivity, quality, and turnaround time expectations.
Adhere to all bank policies, regulatory requirements, and internal procedures.
Perform other duties as assigned by management.
Qualifications
Required
Minimum of 2-4 years of experience in:
Collateral risk review
Real Estate Professional
Mortgage underwriting with collateral decision authority
Valuation review or appraisal operations
Demonstrated knowledge of:
Alternative collateral products and their appropriate use
Fannie Mae and Freddie Mac collateral eligibility requirements
Bank collateral policy and risk-based decisioning
Strong analytical and critical-thinking skills with the ability to assess reasonableness and risk without reliance on a traditional appraisal.
Ability to clearly document decisions and communicate complex collateral issues.
Proven ability to manage an individual pipeline in a production environment.
Preferred
Prior experience reviewing alternative valuation products
Familiarity with automated valuation tools, risk scoring models, and property data analytics
Experience supporting audits, QC reviews, or investor inquiries related to alternative collateral
