Summary:

Performs assigned duties related to the set up and maintenance of accounting records for both U.S. and Canadian real estate lease contracts. This includes processing of base rent and other lease-related obligations.

Responsibilities:

Sets up and maintains lease records in the Manhattan leasing System (MH) in accordance with lease agreements and subsequent amendments, including abstracting pertinent information from the contracts.

Performing the ASC 842 lease classification test for accounting treatment and processing any rent related lease payments.

Process all renewal options, amendments, rent adjustments or changes in the direction of payments.

Calculate CPI adjustments as required by the lease agreements.

Sets up and maintains percentage rent records for leases containing this @type of obligation and assists in the review of calendar-year end percentage rent statements.

Responsible for processing changes in payee or address related to lease contracts.

Researches and follows up on any written or verbal request or concern initiated by landlords, agents, or real estate personnel as required.

Initiates stop payment requests and re-issue rent payments through Accounting Customer Service.

Responds to requests submitted through Accounting Customer Service related to lease accounting issues.

Performs other duties and responsibilities as requested by management.

Qualifications:

Experience: 2-3 years of real estate lease processing experience

Excellent verbal and written communication skills

Ability to read, interpret, and assess the content of various legal documents such as lease agreements, deeds, receivership appointments, and settlement statements

Attention to detail combined with crucial thinking and analytical skills

Application and system knowledge including Oracle ERP, Microsoft Office Ii.e., Excel, Word, etc.) and, lease accounting system, preferably Manhattan.

Requires the ability to work independently and prioritize workload
