Minnesota Housing is hiring! We're a mission-focused financial institution looking for a Asset manager who provides asset management oversight to a varied portfolio of affordable housing developments which include tax credit, amortizing loan, subsidized/rental assistance programs, and supportive housing serving formerly homeless households to ensure the assets are physically and financially viable for the long term and agency risks minimized.
Essential Job Duties
Analyzing the financial performance of developments, including vacancy rates, turnover, revenue and expense discrepancies, and market conditions. Offering guidance and assistance to ensure the development remains financially viable throughout the mortgage term.
Conducting inspections of developments to ensure they meet industry standards, ensuring residents have safe and sanitary living conditions.
Assessing both short-term and long-term capital requirements for developments. Assisting property owners with capital needs assessments. Coordinating with internal teams to facilitate funding referrals when necessary.
Evaluating funding requests by reviewing a range of documents, such as market studies, appraisals, financial statements, and operating comparisons. Providing recommendations based on the analysis.
Analyzing and approving operating budgets, as well as managing the processing of reserve draw requests.
Collaborating with other Agency teams to integrate an asset management perspective into collective efforts.
Continuously monitoring the operations of developments to ensure ongoing compliance with program requirements and loan agreements.
Providing customer service to various stakeholders, including residents, management staff, developers, owners, and other funding organizations. This involves fostering positive relationships and addressing their needs and concerns.
Perform other duties as assigned.
Minimum Qualifications

Three (3) years of multifamily residential property management experience including oversight of operations, affirmative marketing, tenant screening, rent collection, tenant relations, creating and following the inspection process, recognition of HVAC, roofing, windows and other capital needs items, rent collection process, and vendor relationships.

Three (3) years of experience developing multifamily residential property budgets, reviewing audits, financial statements, and market studies.
A Bachelor's degree in Business Administration, Finance, Accounting, Housing, Real Estate, or Community Development/Planning may substitute for one (1) year of professional experience - or - a Master's degree in the listed fields may substitute for 18 months of experience
AND
Familiarity with HUD and LIHTC: Knowledge and experience with Federal Housing and Urban Development (HUD) programs and the federal Low Income Housing Tax Credit (LIHTC) program are essential, indicating an understanding of the regulatory environment and funding sources within the affordable housing sector.
Physical Abilities: The role requires the ability to physically perform property inspections, which includes carrying files, standing, walking for extended periods, and reading tenant files. This physical capacity is necessary for assessing the condition of properties.
Valid Driver's License: A valid driver's license is a requirement, as the position involves up to 50% day travel with occasional overnight travel to visit and inspect developments.
Interpersonal and Team Skills: Demonstrated organizational, communication, time management, interpersonal, and team skills are crucial. These skills facilitate effective collaboration with colleagues, residents, property owners, and other stakeholders.

Preferred Qualifications
Two (2) years of multifamily residential asset management experience.
Knowledge of managing and operating supportive housing developments
