Purpose

A Facilities Maintenance position with TRC involves performing repairs, preventative maintenance, and inspections on building systems and structures to ensure safety, functionality, and appearance. Responsibilities include fixing plumbing, electrical, and HVAC issues, coordinating with contractors, managing inventory, maintaining cleanliness, and documenting maintenance activities to ensure compliance with regulations.

Essential Functions*

Repairs & Maintenance:**

Perform routine and emergency repairs on building systems such as electrical, plumbing, heating, ventilation, and air conditioning (HVAC).

Inspections & Troubleshooting:

Conduct regular inspections of the facility and its equipment to identify potential issues or safety hazards and diagnose problems as they arise.

Preventative Maintenance:*

Carry out scheduled maintenance tasks on equipment and systems to prevent failures and ensure optimal operation.
Coordination:*

Work with external vendors and contractors for specialized repairs or tasks that are outside the scope of the in-house team.
Record Keeping:*

Maintain accurate logs and records of all maintenance work performed, including service requests, equipment status, and maintenance activities.
Facility Upkeep:*

Ensure the overall cleanliness, safety, and organization of interior and exterior spaces, including tasks like painting, cleaning, and minor repairs to walls, floors, and furniture.
Inventory Management:*

Monitor and maintain an inventory of necessary supplies, tools, and parts for maintenance tasks.

Qualifications

High school diploma is required

Minimum three years' experience

Valid driver's license

In-depth knowledge of electrical, plumbing, heating, air conditioning, construction, heavy equipment, machine tool operation, and fabrication

Basic knowledge of safe and proper tool and equipment use

Proficient in the use of equipment related to knowledge areas

Ability to troubleshoot and diagnose complex mechanical, electrical and structural issues

Effectively communicate with building occupants, management, and contractors regarding maintenance and repairs

Working conditions

May be exposed to temperatures under 0 degrees and above 95 degrees

May be exposed to inclement weather

May be exposed to hazardous chemical, such as gas, oil, and paint

Physical requirements

Ability to move objects up to 50 pounds

Capable of positioning one's self into bending, stretching, climbing, or awkward positions

Ability to enter work times into a computer
