Yearout Mechanical, a Legence company
Yearout Mechanical (https://yearout.com/) is a New Mexico based company specializing in the installation of mechanical and process systems for the commercial, government, manufacturing and industrial communities of New Mexico and Texas. Since our incorporation in August of 1964, Yearout Mechanical has consistently grown and expanded its capabilities, reaching its present position as the premier mechanical contractor in New Mexico. Our mission is to be invaluable to our partners (clients, vendors, industry, and employees) so they cannot imagine success without us, by providing comfortable, reliable and efficient mechanical systems that meet our partners' needs.
Yearout Mechanical is looking for a Construction Risk Manager to join their team in Albuquerque, NM. The Construction Risk Manager identifies, evaluates, and mitigates contractual, schedule, commercial, procurement, and field risks across plumbing and mechanical construction projects. The role reviews GC subcontracts and project schedules, converts requirements into clear actions for project teams, and coordinates early-warning and mitigation efforts from preconstruction through closeout.
Key Responsibilities
Contract and Commercial Risk
Review GC subcontracts, purchase orders, exhibits, and related documents for high-risk terms, obligations, milestones, notice requirements, payment provisions, liquidated damages, delay, acceleration, back charges, warranty, indemnification, and termination exposure.
Prepare concise project-specific contract risk summaries that identify required actions, owners, deadlines, documentation, and escalation paths.
Monitor compliance with contractual notice and recordkeeping requirements and support change management, entitlement documentation, claims, and back-charge responses.
Assist with contract redlines and risk-mitigation strategies in coordination with leadership and legal or contracts resources.
Schedule and Project Risk
Review baseline and updated CPM schedules at bid, award, turnover, and execution stages for milestone, sequencing, logic, float, manpower, procurement, commissioning, and completion risks.
Identify schedule impacts caused by design, RFIs, submittals, predecessor work, access, trade coordination, inspections, testing, material availability, or out-of-sequence work.
Work with project and field teams to determine delay causes and develop practical mitigation, recovery, acceleration, and contingency plans.
Establish project risk registers with clear ownership, target dates, status, and escalation requirements; conduct formal reviews at key project stages.
Procurement and Field Risk
Identify long-lead equipment, material, fabrication, vendor, and supply-chain risks that may affect project milestones or cost.
Coordinate with purchasing, vendors, project management, superintendents, and field leadership on mitigation plans for critical materials and equipment.
Monitor access, coordination, productivity, stacking of trades, inspections, commissioning, and other field conditions that may create schedule or commercial exposure.
Conduct site visits as needed to evaluate significant risks and verify that mitigation actions are practical and progressing.
Reporting and Cross-Functional Coordination
Prepare clear risk reports and recommendations for operations and executive leadership, highlighting significant exposure and decisions required.
Maintain documentation supporting major contract, schedule, change, and commercial issues.
Serve as a liaison among preconstruction, project management, field operations, scheduling, procurement, legal/contracts, insurance/surety, and leadership.
Identify recurring risk trends and incorporate lessons learned into future bids, contracts, project turnover, and execution standards.
Required Qualifications
Bachelor's degree in construction management, engineering, business, or a related field preferred; equivalent experience may be considered.
Seven or more years of experience in commercial construction, mechanical contracting, project management, scheduling, contract administration, or project controls.
Working knowledge of plumbing and mechanical construction, GC subcontracts, CPM scheduling, change management, and construction documentation.
Ability to analyze contract and schedule information, recognize exposure early, and translate complex requirements into practical actions.
Strong written and verbal communication, documentation, problem-solving, and cross-functional collaboration skills.
Ability to work effectively with both field and office personnel without taking ownership away from the project manager or superintendent.
Preferred Qualifications
Experience with a plumbing, HVAC, piping, or mechanical contractor on large commercial, industrial, healthcare, institutional, or mission-critical projects.
Experience with delay analysis, claims, change orders, risk registers, recovery planning, or construction risk-management programs.
Proficiency with Primavera P6, Microsoft Project, Procore, Autodesk Construction Cloud, or similar scheduling and construction-management platforms.
Familiarity with construction contract law, AIA or ConsensusDocs agreements, flow-down provisions, equipment lead times, commissioning, and code or inspection timelines.
CCM, PSP, RMP, or similar professional certification.
Core Competencies
Contract awareness and commercial judgment.
Schedule analysis and practical mitigation planning.
Mechanical construction and field-execution knowledge.
Early risk identification, clear communication, and disciplined documentation.
Collaboration across project, field, purchasing, scheduling, and leadership teams.
Success Measures
Significant project risks are identified and addressed before they become major schedule, cost, or contractual issues.
Contractual notices and supporting documentation are completed accurately and on time.
Preventable schedule impacts, back charges, procurement issues, and commercial exposure are reduced.
Project teams consistently use practical and standardized risk-management processes.
Risk trends and lessons learned improve future bids, contracts, and project execution.
Working Conditions
Primarily office-based with periodic visits to active project sites and occasional travel between project locations and company teams. Site visits may require standard construction-site personal protective equipment and compliance with project safety requirements.
