The Director of Finance & Investments leads the organization's financial operations, investment management platform, accounting functions, and corporate financial reporting across all operating and investment entities. This role serves as the primary financial leader, partnering closely with the Director of Operations and ownership to provide strategic financial insight, oversee investment reporting, and ensure accurate, timely, and transparent financial management of a growing real estate portfolio.
Responsibilities
Lead overall financial operations and serve as the financial leader for all operating and investment entities.
Partner closely with the Director of Operations and ownership to provide strategic financial insight and support decision making.
Oversee treasury management, including banking structure, cash positioning, debt service planning, intercompany funding, and entity liquidity management.
Prepare monthly, quarterly, and annual financial reporting packages for ownership, ensuring clarity and accuracy.
Monitor company liquidity, working capital, and financing requirements to support ongoing operations and growth.
Maintain consolidated (roll-up) financial reporting across all ownership entities to provide a comprehensive financial view.
Manage relationships with banking partners, lenders, and external accounting firms to support financing and compliance needs.
Prepare financial information required for annual tax returns, audits, lender reporting, and insurance renewals, as applicable.
Lead preparation of annual corporate budgets and rolling financial forecasts, aligning them with strategic objectives.
Develop executive dashboards and financial metrics to support weekly reporting and strategic decision making.
Monitor and update the Global Cash Flow document for owned entities to track cash movements and liquidity.
Oversee financial administration of all investment entities, including ownership structures, partnership accounting, and entity organization.
Maintain investor capital accounts and ownership schedules, ensuring accurate and up-to-date records.
Maintain organizational charts, ownership structures, legal entity records, and investment documentation for all operating and investment entities.
Prepare capital call calculations, investor contribution tracking, and distribution schedules in accordance with investment agreements.
Prepare recurring investor reporting packages, including property performance, investment summaries, and portfolio reporting.
Track debt schedules, loan compliance requirements, and lender reporting obligations to ensure timely and accurate submissions.
Assist ownership with investment underwriting by providing financial modeling support, return analyses, sensitivity analyses, and cash flow projections.
Support acquisition and disposition activities through financial due diligence, financial modeling, and closing coordination.
Oversee the monthly financial close process for all operating and investment entities to ensure timely and accurate results.
Ensure financial statements are accurate, timely, and prepared in accordance with company accounting policies.
Supervise general ledger integrity, reconciliations, fixed assets, depreciation schedules, and balance sheet reconciliations.
Strengthen internal controls and accounting procedures to improve consistency, scalability, and financial accuracy.
Complete journal entries, account reconciliations, and significant accounting transactions as needed.
Oversee accounts payable, treasury management, and banking functions while delegating routine accounting responsibilities appropriately.
Collaborate with external CPA firms on annual tax planning and financial statement preparation.
Essential Skills
Demonstrated expertise in finance and investment management, including oversight of complex operating and investment entities.
Strong experience in financial reporting and preparation of financial statements for ownership and external stakeholders.
Proficiency in budgeting, corporate financial planning, and analysis, including annual budgets and rolling forecasts.
Ability to manage treasury functions such as cash positioning, debt service planning, and liquidity management.
Experience in real estate finance or related investment fields, with at least 2+ years in real estate-related roles preferred.
Minimum of 5+ years of overall accounting experience, including general ledger, reconciliations, and month-end close.
Capability to develop and maintain executive dashboards and financial metrics to support regular reporting.
Strong skills in partnership accounting, investor capital account maintenance, and ownership schedule management.
Proficiency in tracking debt schedules, loan compliance requirements, and lender reporting obligations.
Ability to support investment underwriting through financial modeling, return analyses, sensitivity analyses, and cash flow projections.
Experience overseeing financial close processes and ensuring adherence to company accounting policies.
Skill in strengthening internal controls and accounting procedures to enhance accuracy and scalability.
Bachelor's degree required, preferably in finance, accounting, or a related field.

Experience working with multiple legal entities and complex ownership structures in a real estate or investment environment.
Background in collaborating with external CPA firms on tax planning and financial statement preparation.
Ability to prepare comprehensive investor reporting packages, including property performance and portfolio summaries.
Strong relationship management skills with banking partners, lenders, and external accounting firms.
Comfort with developing and maintaining organizational charts, legal entity records, and investment documentation.
Attention to detail in preparing capital calls, tracking investor contributions, and managing distribution schedules.
Strong analytical and problem-solving skills to support acquisition and disposition activities through financial due diligence.
Ability to communicate financial insights clearly to leadership and ownership, supporting strategic decisions.
Work Environment
The role is based in a professional office setting located in the Atlas building, which also serves as the local office managed by the organization. The environment supports collaboration with operations leadership and ownership, as well as regular interaction with banking partners, lenders, external accounting firms, and CPA firms. Work is primarily performed in a modern office environment with typical business hours, using standard office technology and financial systems to manage reporting, analysis, and documentation.

Pay and Benefits
The pay range for this position is $115000.00 - $130000.00/yr.
Individual compensation offered for this position within this range will depend on many factors, including qualifications, skills, relevant experience, job knowledge, geographic location, internal equity, and other pertinent job-related factors.
