Job Title: Construction Manager
Job Description
This role oversees real estate and construction projects as an owner's representative, ensuring they are delivered on time, within budget, and in compliance with all relevant codes and regulations. The construction manager leads day-to-day project activities, coordinates closely with ownership and project partners, and proactively resolves issues to keep projects on track. The position combines hands-on site involvement with structured project management, financial oversight, and clear communication with all stakeholders.
Responsibilities
Manage real estate and construction projects as an owner's representative, typically over the full project lifecycle from planning through closeout.
Serve as the primary liaison between the ownership team and project stakeholders, maintaining constant communication with the owners' team to align expectations and decisions.
Oversee construction activities to ensure compliance with building codes, regulations, and project specifications.
Develop, manage, and track project budgets, including cost estimation, financial tracking, and reporting to ownership.
Monitor project schedules, identify risks or issues early, and implement proactive solutions to keep projects on time and within budget.
Coordinate and manage relationships with multiple stakeholders, including owners, architects, engineers, and contractors, ensuring smooth collaboration and timely decision-making.
Review and manage change orders, ensuring they are properly documented, justified, and aligned with project goals and budget.
Conduct regular site visits during active construction, including being on-site at least twice a week to monitor progress, quality, and safety.
Prepare and maintain clear project documentation, including reports, meeting minutes, and progress updates for ownership.
Lead or participate in regular project meetings to provide updates on status, risks, and next steps.
Utilize project management tools and technologies, including Microsoft Project, to plan, track, and report on project milestones and deliverables.
Support daily operations of the project at the data center site, addressing on-the-ground issues and coordinating with embedded client teams.
Provide regular updates to owners on project progress, financial status, and key decisions, both in writing and through in-person or virtual meetings.
Essential Skills
5-7 years of project management experience managing real estate or construction projects as an owner's representative.
Strong construction expertise, including familiarity with construction processes, building codes, and regulations.
Experience working on the owner's side, with proven ability to represent ownership interests effectively.
Demonstrated experience in budgeting, cost estimation, and financial tracking for construction projects.
Proven ability to engage and manage relationships with multiple stakeholders, including owners, architects, engineers, and contractors.
Ability to identify issues early and implement proactive solutions to keep projects on track.
Strong written and verbal communication skills, including clear documentation and confident client interaction.
Proficiency with project management tools and technologies, including Microsoft Project.
Availability and willingness to be on-site during active construction at least twice a week.
Construction management experience, including commercial ground-up or interior projects.
Owners' representative experience of 5+ years.
Good organizational skills and strong communication skills.
Experience with data center projects.
Experience working with change orders and owners' representative processes.
Additional Skills & Qualifications
Procore experience is a plus.
Experience with data center environments is highly beneficial.
Experience in both commercial ground-up and interior construction projects is advantageous.
Comfort working in a rapidly growing organization with evolving processes and opportunities.
Ability to thrive in a hybrid work setting that combines office-based tasks with regular on-site presence.
Work Environment
The role is based on-site at a data center facility, with the construction manager embedded within the client's environment and handling daily project operations. The position requires regular presence at the data center, including being on-site during active construction at least twice a week, to monitor progress and coordinate with on-site teams. The work involves frequent interaction with ownership representatives and other project stakeholders to provide updates on project status and resolve issues in real time. The company offers a small, close-knit culture with the energy of a rapidly growing organization and the opportunity to support projects for high-profile technology clients. The work model provides flexibility through a hybrid approach, combining office-based responsibilities with scheduled site visits. Pay and Benefits
The pay range for this position is $55.00 - $75.00/hr.
