Facilities Operations Manager - Greenville, NC
Full-Time | Multi-Site (7 Buildings)
Position Overview
The Facilities Operations Manager oversees daily operations, maintenance, and technical systems across seven commercial buildings in Greenville, NC. This role requires strong knowledge of TCOM/structured cabling, audio-visual systems, and security technologies while leading a team of technicians and coordinating with vendors, contractors, and internal stakeholders. The manager ensures all facilities operate safely, efficiently, and in alignment with organizational standards.
Key ResponsibilitiesFacilities & Building Operations
Oversee daily operations, maintenance, and repairs across 7 multi-site facilities
Manage work orders, preventive maintenance schedules, and building inspections
Ensure compliance with safety, environmental, and regulatory requirements
Maintain asset inventories, equipment logs, and lifecycle plans
TCOM & Structured Cabling
Oversee installation, maintenance, and troubleshooting of Cat6/Cat6A, fiber, risers, IDFs/MDFs
Ensure proper labeling, testing, certification, and documentation of cable plant
Coordinate with ISPs, carriers, and IT teams for network uptime and service changes
Manage telecom closets, patching standards, and structured cabling contractors
Audio-Visual Systems
Support AV systems including displays, projectors, microphones, DSPs, and control systems
Troubleshoot AV signal flow (HDMI, HDBaseT, audio routing)
Oversee conference room technology, Teams/Zoom Rooms, and AV refresh projects
Manage AV vendors for installation, upgrades, and service
Security Systems
Manage CCTV, access control, and intrusion alarm systems across all buildings
Oversee installation and maintenance of IP cameras, VMS platforms, and access hardware
Maintain badge systems, permissions, and incident response procedures
Ensure compliance with NC security and alarm regulations
Team Leadership & Vendor Management
Lead and develop a team of facilities, low-voltage, and maintenance technicians
Assign tasks, monitor performance, and ensure timely completion of work orders
Manage vendor relationships, contracts, and service-level expectations
Coordinate capital projects, renovations, and system upgrades
Operational Planning & Budgeting
Develop annual operating budgets for facilities, maintenance, and technical systems
Track KPIs including uptime, PM completion, response times, and cost efficiency
Plan and execute multi-building improvement projects
Maintain emergency preparedness plans and building safety protocols
Required Skills & Qualifications
5+ years of facilities, operations, or technical management experience
Working knowledge of structured cabling, AV systems, and security technologies
Strong leadership skills with experience managing multi-site teams
Ability to read technical drawings, wiring diagrams, and floor plans
Proficiency with CMMS/work order systems
Excellent communication, problem-solving, and vendor coordination skills
Preferred Qualifications
Experience in commercial, corporate, or campus-style environments
Certifications such as BICSI, CTS, OSHA 30, or security system credentials

Pay and Benefits
The pay range for this position is $75000.00 - $105000.00/yr.
