Construction Project Manager
Job Description
This role offers an experienced construction project manager the opportunity to lead complex commercial projects from concept through completion. You will manage all phases of the project lifecycle, with a strong focus on pre-construction, cost analysis, and documentation, while serving as a primary point of contact for clients and project partners. The position is ideal for a highly motivated, business-minded professional with a proven track record in commercial construction and a strong presence in the regional industry.
Responsibilities
Oversee the full lifecycle of commercial construction projects, from conceptual estimating and pre-construction through project execution, closeout, and punch lists.
Lead project planning activities, including defining scope, schedule, budget, and risk management strategies.
Coordinate design efforts by working closely with architects, engineers, and other design consultants to align plans with project objectives and client expectations.
Manage subcontractors throughout all phases of construction, including procurement, scope definition, performance monitoring, and issue resolution.
Serve as the primary point of contact for clients, providing regular updates, managing expectations, and delivering professional presentations.
Prepare professional proposals, conceptual budgets, and cost analyses to support project pursuits and decision-making.
Develop, review, and manage contracts, scopes of work, and related documentation to ensure clarity and compliance.
Oversee and maintain all project documentation, including RFIs, Change Orders, schedules, daily logs, cost tracking records, and other industry-standard documents.
Monitor project schedules using appropriate tools to track progress, identify delays, and implement corrective actions.
Ensure jobsite activities comply with safety requirements and industry best practices, drawing on OSHA and ICRA standards where applicable.
Support site development efforts by coordinating with stakeholders, addressing field conditions, and resolving construction challenges in a timely manner.
Collaborate with internal teams to support business development, including participation in interviews, presentations, and relationship-building within the regional construction community.
Drive projects to completion while maintaining high standards of quality, cost control, and client satisfaction.
Essential Skills
At least 10 years of experience managing commercial construction projects from inception to completion.
Proven success overseeing the full project lifecycle, including conceptual estimating, pre-construction, construction, and closeout.
Strong expertise in commercial construction management, including site development, cost analysis, and contract management.
Extensive experience with industry-standard documentation such as RFIs, Change Orders, schedules, scopes of work, contracts, daily logs, and cost tracking.
Demonstrated ability to lead project planning, design coordination, subcontractor management, and client communications.
Exceptional organizational skills with the ability to manage multiple priorities and deadlines.
Excellent written, verbal, and client-facing presentation skills.
Proficiency in Microsoft Office, including Word, Excel, Outlook, and MS Project.
Deep expertise in pre-construction processes and conceptual budgeting.
Relevant experience delivering projects in medical, multi-family residential, and hospitality sectors.
Strong leadership capabilities and a business-minded, entrepreneurial approach to project management.
Established reputation within the regional commercial construction industry.
Residence in the Philadelphia region to effectively support regional projects.
Qualifications
Bachelor's degree in a related field is preferred.
Experience with Procore or similar construction management software is preferred.
OSHA certification is preferred.
ICRA certification is preferred.
Experience preparing and presenting professional proposals to support new project pursuits.
Ability to build and maintain strong relationships with clients, design consultants, subcontractors, and internal teams.
Self-starter mindset with the ability to work independently while contributing to a collaborative team environment.
Comfort working on a diverse portfolio of projects, including adaptive reuse multi-family developments and specialized healthcare facilities

This is a Contract to Hire position based out of King of Prussia, PA.
Pay and Benefits
The pay range for this position is $65.00 - $105.00/hr.
