Job Title: Industrial & Facilities Maintenance Technician III
Job Description
The Industrial & Facilities Maintenance Technician III maintains, installs, and repairs facility and automation equipment within a large distribution and fulfillment center. This role independently handles complex maintenance assignments, ensures safe and reliable operation of building and material handling systems, and provides guidance and oversight to junior technicians on their more complex work.
Responsibilities
Maintain, install, and repair facility equipment and automation systems within the distribution and fulfillment center, including conveyor systems and powered industrial equipment.
Diagnose issues and perform preventive maintenance and repairs on powered industrial equipment and conveyor systems while strictly following all safety policies and procedures, including lockout/tagout, to maintain a safe working environment.
Diagnose and perform repairs and preventive maintenance on building equipment such as air compressors, heating and ventilation systems, plumbing, and electrical systems.
Perform maintenance and repair work on boilers, chillers, rooftop units, HVAC systems, motors, wiring, and related building systems to ensure reliable operation.
Inspect work performed by other members of the Maintenance team to verify tasks are completed accurately, safely, and on time, and reprioritize or redirect efforts as needed.
Communicate regularly with Facilities leadership and Operations teams regarding the status of repair work, anticipated completion times, and any impact on ongoing operations.
Ensure clear and thorough shift handoffs, documenting work completed and outstanding tasks to support a smooth transition to the next shift.
Lead and perform project work that supports daily warehouse operations, including being assigned as project lead and coordinating the work of other team members when required.
Coordinate repairs and maintenance activities with third-party vendors, ensuring work meets safety and quality standards.
Troubleshoot and resolve issues involving PLCs, VFDs, pneumatics, hydraulics, and other control and mechanical systems used in facility and industrial equipment.
Perform general facilities maintenance, including carpentry and building maintenance tasks, to support overall facility upkeep.
Use computerized maintenance management systems (CMMS) and related tools to document work orders, track preventive maintenance, and record repair activities.
Operate forklifts and other powered industrial equipment as needed to support maintenance tasks, in compliance with all safety procedures.
Train and mentor maintenance team members on equipment, procedures, and safety practices to build team capability and consistency.
Essential Skills
Demonstrated facility and industrial maintenance experience in a warehouse, distribution, or manufacturing environment.
Strong experience performing preventive maintenance on facility and industrial equipment, including conveyor systems and powered industrial equipment.
Proficiency in diagnosing and repairing electrical systems, including motors, wiring, and electrical maintenance tasks.
Hands-on experience with HVAC systems, including rooftop units, chillers, boilers, and general heating and ventilation equipment.
Ability to troubleshoot and work with PLCs and variable frequency drives (VFDs) used in automation and material handling systems.
Practical knowledge of pneumatics and hydraulics used in industrial and facility equipment.
Experience with plumbing and building maintenance, including repair and installation tasks.
Ability to interpret and follow safety procedures, including lockout/tagout and other facility safety protocols.
Experience in inspecting and overseeing maintenance work performed by others to ensure quality, accuracy, and timeliness.
Strong troubleshooting skills to quickly diagnose and resolve mechanical, electrical, and control system issues.
Ability to communicate clearly with facilities and operations teams regarding maintenance status and operational impact.
Capability to lead or coordinate project-based maintenance work and direct the efforts of other team members.
Additional Skills & Qualifications
Experience working with boilers, chillers, and rooftop HVAC units in an industrial or commercial environment.
Familiarity with Siemens control systems and related industrial automation technologies.
Experience using computerized maintenance management systems (CMMS) for work order and preventive maintenance tracking.
Forklift operation experience and willingness to operate powered industrial equipment as part of maintenance duties.
Will be doing carpentry and general building maintenance tasks.
EPA-related experience or exposure in the @context of HVAC and refrigeration work.
Ability to train and mentor junior maintenance technicians on equipment, processes, and safety.
Experience coordinating work with third-party vendors for specialized repairs and services.

Work Environment
The role is based in a large, climate-controlled distribution and fulfillment center, providing a comfortable indoor working environment. The standard schedule runs from 3:00 p.m. to 11:00 p.m., supporting afternoon and evening operations. You work around powered industrial equipment, conveyor systems, HVAC and building systems, and industrial automation technologies such as PLCs, VFDs, and Siemens-based controls. The environment emphasizes strict adherence to safety procedures, including lockout/tagout and equipment-specific protocols. Work involves moving throughout the facility, accessing equipment at various heights or locations, and collaborating with operations and vendor personnel in an active warehouse setting.

This is a Contract to Hire position based out of Arlington, TX.
Pay and Benefits
The pay range for this position is $32.00 - $37.00/hr.
