Maintenance Technician

Position Summary

The Maintenance Technician is responsible for the day-to-day upkeep, repair, and overall maintenance of an affordable housing community. This role ensures that units, common areas, and property grounds are safe, clean, and well-maintained while delivering timely and professional service to residents.

Key Responsibilities

General Maintenance and Repairs

Complete routine work orders including:

Painting and touch-ups

Drywall patching and minor repairs

Basic plumbing (leaks, clogs, fixture replacement)

Basic electrical (light fixtures, outlets, bulbs)

Perform unit turns including cleaning, painting, and minor repairs to prepare for new residents

Replace filters, smoke detector batteries, and other preventative maintenance items

Property Upkeep

Maintain cleanliness and safety of common areas (hallways, stairwells, laundry rooms, etc.)

Assist with trash removal and keeping grounds clean and presentable

Identify and report larger maintenance issues or safety concerns

Work Order Management

Respond to maintenance requests in a timely and professional manner

Communicate clearly with residents regarding repairs and timelines

Document completed work and maintain accurate records

Preventative Maintenance

Conduct routine inspections of units and property systems

Assist with seasonal maintenance (HVAC filter changes, winterization, etc.)

Compliance and Safety

Follow all safety protocols and company procedures

Ensure work meets housing quality standards and local regulations

Qualifications

1+ year of general maintenance or handyman experience preferred

Basic knowledge of:

Plumbing

Electrical

Drywall/painting

Ability to use hand and power tools safely

Strong problem-solving skills and attention to detail

Good communication and customer service skills

Physical Requirements

Ability to lift up to 50 lbs

Frequent standing, bending, climbing stairs, and working with tools

Ability to work indoors and outdoors in varying conditions

Schedule

Full-time, typically Monday-Friday

Occasional on-call or emergency maintenance may be required

Compensation and Benefits

Hourly pay based on experience
