Position Summary

The Property Manager is responsible for the overall operations, financial performance, and resident satisfaction of an affordable housing community. This role ensures compliance with all applicable housing programs (such as LIHTC, HUD, or Section 8), while maintaining high occupancy, managing staff, and delivering quality service to residents.

Key Responsibilities

Property Operations

Oversee daily operations of the property, including leasing, maintenance coordination, and resident services

Ensure the property is clean, safe, and well-maintained at all times

Supervise and support onsite staff, including leasing and maintenance teams

Conduct regular property inspections and address any issues promptly

Leasing and Occupancy

Maintain high occupancy levels through leasing efforts and resident retention strategies

Oversee marketing efforts and ensure units are leased in a timely manner

Review and approve lease applications and move-ins/move-outs

Affordable Housing Compliance

Ensure full compliance with affordable housing programs (LIHTC, HUD, Section 8, etc.)

Oversee income certifications, recertifications, and file audits

Maintain accurate resident files and documentation in accordance with regulations

Prepare for and participate in compliance audits and inspections

Financial Management

Manage property budget, expenses, and financial performance

Approve invoices, monitor accounts payable/receivable, and ensure rent collection

Analyze financial reports and identify opportunities to improve performance

Assist with annual budget preparation

Resident Relations

Address resident concerns and resolve issues professionally and efficiently

Foster a positive community environment

Enforce lease terms and community policies

Vendor and Maintenance Coordination

Coordinate with maintenance team to ensure timely completion of work orders

Manage vendor relationships and service contracts

Ensure preventative maintenance schedules are followed

Qualifications

3+ years of property management experience required

Experience with affordable housing programs (LIHTC, HUD, Section 8) strongly preferred

Knowledge of leasing, property operations, and financial management

Strong leadership, communication, and organizational skills

Experience with property management software (Yardi, AppFolio, OneSite, etc.) preferred
