Job Title: Construction Superintendent
Job Description
The Construction Superintendent supports and oversees all phases of ground-up commercial construction projects, from planning and design through construction, FF&E, technology integration, and occupancy. This role coordinates budgets, schedules, and documentation while working closely with project managers, subcontractors, and design professionals to deliver high-quality, safe, and on-time projects. The position is ideal for a construction professional who enjoys hands-on field leadership, collaborative relationships, and opportunities to work on large self-storage, office, retail, and warehouse developments.
Responsibilities
Assist in managing all phases of the project lifecycle, including planning, design, construction, FF&E, technology, and occupancy.
Compile and maintain detailed project budgets and schedules for ground-up commercial construction projects.
Read, interpret, and apply documents that define the project, including agreements, leases, work letters, project charters, surveys, budgets, schedules, and drawings.
Review design documents and scope of construction to support the development of preliminary construction budgets.
Prepare regular project status reports that clearly communicate progress, issues, and upcoming milestones.
Process purchase orders accurately and in a timely manner to support project procurement and cost tracking.
Update tracking reports and maintain organized files for due diligence and financial documentation.
Assist the project manager in sourcing and managing local general contractors, subcontractors, specialty vendors, architects, and MEP and civil engineers.
Help ensure all project participants understand project goals, assumptions, constraints, schedules, and deliverables.
Create and maintain two-week look-ahead schedules to plan work activities and manage field operations.
Manage and coordinate subcontractor activities to align with project schedules, budgets, and quality standards.
Monitor and enforce quality standards for all aspects of ground-up building construction.
Promote and manage safety practices on site, ensuring a safe working environment and compliance with safety requirements.
Use construction management software to manage documents, progress reports, schedules, and project communication.
Learn and master Procore construction management software to support project documentation and reporting.
Support professional, relationship-driven interactions with subcontractors and clients to maintain long-term partnerships and a strong reputation.
Be open to travel opportunities as needed to support project sites and field operations.
Essential Skills
Ground-up commercial construction experience with projects such as self-storage, office buildings, large retail facilities, or warehouses.
Ability to manage project documents and create progress reports and two-week look-ahead schedules within construction management software.
Proven track record in managing quality and safety for ground-up building projects.
Experience with Procore construction management software or strong willingness and ability to learn and master it.
Strong ability to read and interpret agreements, leases, work letters, project charters, surveys, budgets, schedules, and construction drawings.
Capability to compile and maintain project budgets and schedules.
Skill in preparing clear and concise project status reports and tracking documents.
Experience coordinating and managing subcontractors, specialty vendors, and design professionals.
Strong focus on safety management and adherence to safety practices on construction sites.
Ability to support multiple project phases, including planning, design, construction, FF&E, technology, and occupancy.
Work Environment
The role supports a ground-up, three-story, 100,000 square foot self-storage project with a total design and build budget of just over $10 million and an estimated duration of approximately 12 months. The site work, including utility extensions, retaining walls, and grading, is already complete, and final compaction and pad preparation are underway. You will work in a professional construction environment that emphasizes long-term relationships with subcontractors and clients, as well as a strong focus on quality, safety, and reputation. Construction management software, including Procore, is a central tool for managing documents, schedules, and reporting. Pay and Benefits
The pay range for this position is $48.07 - $55.28/hr.
