The Department of Mental Health (DMH) is seeking to fill the position of Maintenance Working Foreman. The selected candidate will be responsible for assisting the Property Manager in maintaining the overall operations of the DMH properties. The Maintenance Working Foreman may be required to oversee or participate in the maintenance and repairs to the properties. Please Note: This is a full-time, 37.5 hours/week position. The schedule for this position is7:00AM to 3:00 PM, Monday through Friday, with Saturday/Sunday off. This position is designated an Emergency position and at times may be asked to work weekends. Duties and Responsibilities (These duties and responsibilities are not all inclusive): Inspects property on a daily basis and reports safety hazards or needed repairs to the Property Manager. Assists/performs regular maintenance or repairs to the building and related structures such as painting, masonry or woodworking. Provides assistance with servicing and replacing minor plumbing fixtures such as faucets, washers, flushometers, and valves. Supports hazardous weather problems, flooding, freezing temperatures, snow removal and sanding of building walkways. Assists with building grounds landscaping including moving lawns and planting flowers. Observes progress of work to evaluate workmanship to ensure compliance with established work standards and report progress to Property Manager. Accompanies vendors providing services including pest control and property inspections. Provides oversight of the vehicle fleets maintenance schedule to ensure fleet is in good working order by keeping track of use and maintenance schedules and having needed services performed by approved vendors. Required Qualifications: Demonstrated knowledge of the @types of equipment and materials used and safety practices and procedures followed in building maintenance and repairs work. Familiarity with the @types and uses of hand-held power tools and small hand tools. Ability to stand for long periods of time. Physical stamina and endurance. Ability to lift and carry heavy objects. Valid driver's license to operate a motor vehicle and willing to travel for job-related purposes. Preferred Qualifications: 2-3 years of experience working in Property Management. Strong and effective interpersonal skills, including the ability to listen well, relate to others and demonstrate sensitivity and respect for individuals. Demonstrated commitment to serving a diverse population with cultural competence and sensitivity, as well as the ability to work with a wide range of constituencies with diplomacy and tact. Ability to follow oral and written instructions. Capacity to exercise sound judgement. Talent for establishing and maintaining harmonious working relationships with others. Given the population served, bilingual or multilingual fluency. Minimum Entrance Requirements: Applicants must have at least two years of full-time, or equivalent part- time, experience in building maintenance, repair and/or construction or in a building construction trade. Based on assignment, incumbents may be required to possess the appropriate certification or licensure as a pesticide applicator in accordance with the rules and regulations of the Massachusetts Pesticide Board of the Department of Food and Agriculture (Code of Massachusetts Regulations #333 1.00 through 10.00). Salary placement is determined by a combination of factors, including the candidate's years of directly related experience and education, and alignment with our internal compensation structure as set forth by the Human Resources Division's Hiring Guidelines.
