The Division of Facilities Management - North District
The Division of Facilities exists to plan, design, construct, operate, maintain and manage the Colorado Department of Human Services (CDHS) facilities and campuses according to all applicable standards in a manner that promotes the CDHS mission of providing safe, sanitary and effective environment for clients, youth, residents, consumers and staff and enhances the quality of life in CDHS facilities and campuses and the surrounding neighborhoods.
Facilities served: Colorado Mental Health Hospital at Fort Logan (CMHHFL), Department of Human Services (DHS) (1575 Sherman St.), Wheat Ridge Regional Center (WRRC) to include the group homes and Division of Youth Services (DYS) facilities (Prairie Vista, Gilliam, Lookout Mountain Campus, Marvin W. Foote, Mount View Campus and Platte Valley.) Provides as needed support to the Veterans Community Living Center located in the district. Total facilities are approximately 1.9 million sq. ft. at multiple sites within the Northern Region.
Description of Job
You are required to work at your assigned work location during your scheduled work times.
Please note: Work arrangements are subject to change at any time.
This position exists at a fully operational independent level to respond, troubleshoot, and correct building client issues during normal operating hours. This position works at and travels to all the facilities listed above, and the job duties include, but are not limited to, building temperature control, minor plumbing and electrical problems and minor building security issues (locked doors, broken windows, etc.). This position also makes machine room rounds/equipment checks. Positions operate independently to perform the full range of tasks and determine solutions to the full range of problems. Judgment is used to select the most appropriate guidelines and adapt them to accomplish the tasks. Positions continually determine practical solutions to problems by applying specific processes, techniques, and methods.
Painting
Paint walls, equipment, buildings, casework, and other structural surfaces, using brushes, rollers, and spray guns.
Surfaces may require removal of old paint to prepare surface prior to painting. Paint may require mixing of colors to obtain desired color or consistency.
Cover surfaces with drop cloths or masking tape and paper to protect surfaces during painting.
Fill cracks, holes, or joints with caulk, putty, plaster, or other fillers, using caulking guns or putty knives.
Remove fixtures such as pictures, doorknobs, light fixtures, electric switch covers prior to painting.
Prepare surfaces, using sandpaper, scrapers, brushes, steel wool, or sanding machines.
Apply primers or sealers to prepare new surfaces, such as bare wood or metal and oils, latex, lacquers, urethane, epoxy, or stains for finish coats.
Calculate amounts of required materials and estimate costs, based on surfaces measurements.
Read work orders or receive instructions from supervisor to determine work requirements.
Perform general drywall duties: hang, tape, texture, drywall, and plaster patch. Some work involves working with fast drying materials.
Construction of new walls and ceilings including framing.
All duties may need to be performed in secure areas with patients or clients present in a hospital and institutional environment.
All duties will be performed in a different building located in widely spread-out locations requiring driving State vehicles from site to site
Maintenance
Inspect facilities for necessary repairs such as burnt-out exit lights, responding to calls that are called in.
Repair minor damage to facilities finish and systems. Repair walls, ceilings, floors, and accentuated systems.
Replace flooring materials and coverings, including floor tile, sheet goods, wall base and accessories, repair cabinet and counter tops to include millwork hardware.
Secure windows damaged by clients.
Adjust door hinges to allow door to close properly, adjust door closures. Replace burnt out light bulbs using the proper wattage, color, and voltage.
Perform preventative maintenance on a variety of equipment to include greasing bearings, changing filters, changing belts on fan units, pumps, swamp coolers, etc. in a hospital and institutional environment
Electrical
Perform electrical repair, replace ballast, repair/replace light fixtures, and replace light switches.
Making sure the proper fixture is put back in place.
Making sure the work is done according to all applicable code and regulatory standards.
Plumbing
Snake plugged sanitary lines using appropriate equipment, to include but not limited to unplugging stools, urinals, sinks, floor drains and main sewer lines.
Repair residential, institutional, and penal fixtures, i.e., dripping faucets, running water closets and urinals, to include but not limited to replace washers, seats, traps, valves, supply lines, p-traps, handles, diaphragms, vacuum breaker, and molded disks.
Perform routine and scheduled snow removal; also apply ice melt as needed
Additional duties as assigned.
This is a full-time, in-person, essential position. Shift work may be required. Must be available for and respond to call backs to perform essential and/or emergency services of the agency in a timely manner.
Essential Positions.Positions that perform essential law enforcement, highway maintenance, and other support services directly necessary for the health, safety, and welfare of patients, residents, and inmates of state institutions or state facilities. Employees in essential positions can be only FLSA non exempt and can be required to work unexpected or unusual work hours to perform the essential and/or emergency services of the department without delay and/or without interruption.
Call Back applies when an eligible employee is required to report to work before the start or after the end of a scheduled shift.
Minimum Qualifications, Substitutions, Conditions of Employment & Appeal Rights
Minimum Qualifications:
Applicants must havefour years of professional commercial and/or residential painting experience.
Substitutions:
Education or successful completion of a formalized apprenticeship program that relates to this position will substitute for the required experience on a year-for-year basis. In order to utilize this substitution, you must attach a copy of your transcripts/apprenticeship to this job application. Your unofficial transcripts/certification of completion must include your name, college/school name, @type of degree/certification received and date the degree/certification was received/conferred.

Preferred Qualifications:

5 plus years of commercial painting experience

Conditions of Employment

Travel - This position will be required to drive State Vehicles as part of daily work assignment from site to site, equipped with tools to perform daily duties. Travel to training and meetings and on occasion to other districts.
Must be willing to receive an annual influenza vaccination or provide a document for a medical exemption or a letter for religious exemption.
Must successfully pass a Tuberculosis (TB) test.
May be required to work various hours for coverage, weather related issues and essential/emergency services outside of normal business hours.
Use, Handling, or Exposure to hazardous materials - Proximity to moving, mechanical parts, exposure to toxic or caustic chemicals, exposure to electrical shock, and or working in high exposed places.
