About the Role:
The Construction Manager (CM) is responsible for the direct,on-site execution and delivery of Data Center buildings, acting as the primaryfield representative for the Owner's team. Reporting to the Owner'sRepresentative / Project Manager (ORPM) and the owners team, the CM ensures theGeneral Contractor (GC) achieves excellence in field productivity, scheduleadherence, quality, and safety. This role is critical for driving the pace ofon-site work, resolving field-level issues before they impact project milestones,and providing the ORPM with accurate, data-driven updates on constructionprogress. The CM will focus on the tactical, day-to-day management of massgrading, core & shell, and the high-volume fit-out of mission-criticalinfrastructure required for Artificial Intelligence campuses.

? TheConstruction Manager will bring deep construction expertise to the field,ensuring that work is installed correctly the first time, in accordance withthe design, and meets the highest standards of quality.
? TheConstruction Manager will manage by metric, focusing on tracking daily andweekly field productivity (e.g., labor units, installed quantities) to providean objective measure of progress and to identify performance deviations early.
? TheConstruction Manager will \"walk the work\" daily to anticipate andresolve conflicts, logistical bottlenecks, and construction challenges at thefield level before they escalate into schedule delays or cost impacts.
? Supervise theGC's daily on-site activities, including management of all subcontractors,staffing plans, and the efficient use of labor, materials, and equipment.
? Provide dailyand weekly reports to the Owner's Representative Project Manager (ORPM) andgoogle leadership team, including progress photos, safety observations, qualityissues, and key productivity metrics. Serve as the primary source of fieldinformation for the ORPM's and Owners executive-level reporting.
? Ensure the GCeffectively coordinates all trade activities on site, resolving conflictsbetween adjacent work packages to maintain a smooth flow of work.
? Provide theORPM with field-level validation of GC progress reports, schedule updates, andpayment applications to ensure they accurately reflect the work completed onsite.
? Identifyimmediate and near-term risks in the field (e.g., weather impacts, stacking oftrades, material shortages) and communicate them to the ORPM with proposedmitigation steps.
? Champion aworld-class safety culture on site through daily safety walks, activeparticipation in the GC's safety program, and ensuring behavioral-based safetyis a priority for every worker in the field.
? Monitor andverify construction progress against the GC's P6 schedule on a daily basis,walking the site to ensure activities are starting and finishing as planned.
? Implement andtrack weekly labor-unit and installed-quantity metrics (e.g., linear feet ofpipe/conduit, weld inches, cable pulls, device terminations). Report thesemetrics to the ORPM and immediately escalate any deviations from the plan.
? Lead weeklywork-plan reviews with the GC to scrutinize the 3-week look-ahead schedule,identifying constraints and ensuring all necessary resources (labor, material,equipment) are aligned for success.
? When fieldprogress deviates from the schedule, work directly with the GC to develop andimplement recovery and acceleration plans, monitoring their effectiveness andreporting results to the ORPM.
? Conduct dailysite inspections to ensure the quality of work meets or exceeds contractspecifications and drawings. Document and track the resolution of allnon-conforming work.
? Activelyparticipate in first-in-place reviews for critical installations to establishthe benchmark for quality across the project.
? Coordinate withand monitor the activities of the third-party testing agency, ensuring allrequired material tests (soils, concrete, etc.) are performed correctly andresults are communicated promptly.
? Provide aconcise daily report to the ORPM summarizing key work activities completed,major issues encountered, safety incidents, and labor counts.
? Submit a weeklyreport to the ORPM
? Attend allmajor project meetings (OAC, design coordination, etc.) prepared to provideclear, factual updates on field status and to support the ORPM.
? Drive the GCand trades to achieve mechanical completion by systems and areas, ensuring allcomponents are installed, tested, and ready for startup.
? Work alongsidethe GC and A/E team to conduct timely punch walks, and aggressively manage theclosure of all punch list items to ensure they do not delay commissioningactivities.
? Act as theon-site coordinator to ensure the GC provides the necessary support (labor,access, equipment) for the Commissioning Agent (CX) to perform their workefficiently, from startup through integrated systems testing.
? In the field,assist the ORPM and Owner's Document Control Coordinator by ensuring the GC iscompiling and submitting all required closeout documentation, includingas-builts, O&Ms, and warranties.
? Apply advancedknowledge to seek and develop new, better methods for accomplishing bothindividual and department objectives.
? Coach others todevelop in-depth knowledge and expertise in most or all areas within thefunction.
? Lead by exampleand model behaviors that are consistent with CBRE RISE values. Anticipatespotential objections and persuades others, often at senior levels and ofdivergent interest, to adopt a different point of view.
? Work is guidedby functional policies which impact the design of procedures and policies.

What You'll Need:
? Bachelor'sDegree in Construction Management, Engineering or related fields with 8-10years of construction experience are preferred. In lieu of a degree, acombination of 10+ years of experience will be considered.
? Experience inconstructing complex facilities including oil and gas facilities, nuclear andindustrial projects, hospital facilities, and large complex commercial projectsvalued at $100M+. - Experience in hyperscale data centers is preferred but notrequired.
? The innovativementality to develop methods that go beyond existing solutions.
? Ability tosolve unique problems using standard and innovative solutions having a broadimpact on the business.
? In-depthknowledge of the Google Suite of products. Examples include Google Doc, Sheets,and Gmail email and calendars.
? Expertorganizational skills with an advanced inquisitive mindset.
? Ability tocalculate somewhat complex figures such as percentages, fractions, and otherfinancial-related Calculations.

The minimum salary for this position is $70,000 annually and the maximum salary for this position is $75,000 annually. The compensation that is offered to a successful candidate will depend on the candidate's skills, qualifications, and experience.
