Role summary:
The Senior Manager, Portfolio Management, leads the oversight and strategic development of property management operations, focusing on enhancing site performance and driving revenue growth. This role involves negotiating lease agreements, managing real estate transactions, and collaborating with cross-functional teams to optimize asset value. The position requires strong analytical skills to evaluate financial impacts and support business decisions, alongside effective leadership to develop and mentor associates. The role ensures compliance with policies and fosters continuous improvement to meet organizational goals while maintaining high standards of integrity and operational excellence.
About the team:
The Portfolio Management team leads the end-to-end development of depot sites, coordinating across brokers, legal, leadership, and partners to secure and deliver locations aligned with business goals. This team manages site selection, zoning, leasing, and compliance with precision and transparency. Handling multiple projects simultaneously, they maintain thorough documentation and reporting. Their expertise in negotiation, project management, and real estate transactions ensures effective execution of strategies that support operational growth. The team fosters collaboration and clear communication to drive successful outcomes across the depot portfolio.
What you'll do:
Conduct site review and selection to for potential real estate opportunities supporting the expansion of small-format depot assets
Lead site tours and field evaluations, traveling to prospective locations to assess property suitability and strategic fit
Negotiate leasing transactions with property owners, brokers, and legal representatives, including lease terms, amendments, and execution
Partner cross-functionally with Legal, Finance, Design, Construction, and Operations teams to ensure seamless project execution and alignment
Manage multiple real estate projects simultaneously, maintaining momentum and a sense of urgency across timelines and deliverables
Prepare and present site recommendations, deal summaries, and business cases to leadership and key stakeholders
What you'll bring:
Experience in commercial real estate leasing and site selection within a corporate or institutional environment
Ability to operate effectively in a fast-paced, evolving business environment, managing competing priorities and change
Proven capability to perform under pressure, exercising sound judgment while meeting deadlines
Technology-enabled mindset, with the ability to maintain accurate records
Strong professional communication skills and executive presence
Bachelor's degree in Business, Real Estate, Finance, or a related field
2+ years of experience in commercial real estate, site selection, leasing, or related real estate transactions
Experience negotiating lease terms and partnering with legal and brokerage teams
Strong organizational and communication skills
Ability to travel up to approximately 35%

The annual salary range for this position is $80,000.00 - $155,000.00 Additional compensation includes annual or quarterly performance bonuses. Additional compensation for certain positions may also include :
