Position Summary:
The Construction Manager (CM) is responsible for executing the day-to-day building of homes in a manner that consistently meets company quality standards, approved budgets, and established schedules. The CM is accountable for safe job-site operations, full compliance with approved plans, municipal codes, and internal standards, and for maintaining consistent field execution across all communities and divisions. In addition to schedule and quality performance, construction managers actively manage material flow, trade coordination, and cost controls to minimize waste, prevent rework, and identify opportunities for cost savings. Clear documentation, proactive communication, and disciplined oversight ensure clean handoffs to Closing and Customer Care, supporting a smooth transition from construction completion through homeowner occupancy.
Key Duties and Responsibilities:
Review all start-up information (site plan, floor plan, elevations, engineering, tract maps, easements, take-offs, square footages, etc.) for accuracy before the start of construction and report all discrepancies to your appropriate supervisor(s).
Schedule a pre-construction/builders meeting, with the homeowner, the sale counselor and yourself in attendance, to review the contract, change orders, and the approved construction documents prior to the start of construction. Red line any changes for future reference and pricing. Review the meeting agenda prior to the start of the meeting.
Schedule a pre-construction/builders meeting on every inventory home, as stated above, with the sales counselor and yourself in attendance to ensure accuracy in the option and build package.
Accurately project and schedule each stage of construction using an approved calendar schedule, material release sheet and task-oriented checklist. All construction activities shall be scheduled for a minimum of one week in advance, and scheduling for that week shall be completed by the preceding Thursday.
Coordinate and schedule the work for each subcontractor and vendor with the appropriate lead times to meet your objectives.
Schedule and order the timely release of all materials for the home.
Personally supervise, accurately punch-out and correct the work of all subcontractors, trades and vendors through each phase of construction to ensure that the work meets established production, quality and completion standards before they leave the site. Ensure that each subcontractor crew can accomplish their work in an effective, efficient, systematic and sequential manner by:
o Ensuring that the work of previous subcontractors meets specific quality criteria and the site is clean and ready for the next crew.
o Ensuring that plans, specifications, selections, change orders and all other pertinent information is accurate, delivered to the subcontractor and reviewed with the crew before the crew starts work.
o Ensuring that the correct quantity and quality of the materials supplied by the company are on the site before the crew arrives.
Ensure proper storage and use of the materials on site with proper trash receptacles for waste.
Check in all materials for accurate counts, quality and damaged goods.
Obtain all necessary inspections and surveys for legal documentation.
Maintain a safe job site by being familiar with safe construction practices and industry standards as regulated by OSHA and other agencies.
Coordinate with the Community Sales Manager, homeowner and mortgage company to establish a reasonable completion date for each home, 30-45 days in advance, according to the schedule and the needs of the homeowner and manage the construction process so that the home is 100% completed on time.
Prior to the homeowner orientation, each home shall be walked by VP of Operations.
Conduct a homebuyer new home orientation and walk-through to thoroughly explain all the details of the home using the approved checklist. Document all concerns on the orientation form and complete all items before closing or within 7 days of the walk-through. The new home orientation checklist must be signed and uploaded into SharePoint job folder.
The CM will be responsible for the 60-day post-closing warranty period. The home may not be transferred to Customer Care until the CM has completed the 60-day walkthrough list with the homeowner.
All Construction Managers/Builders are required to carry a 25' measuring tape and always have a 4' level with them and have access to a 100' tape and 6' level in the construction office.
The CM is to maintain a complete digital house file on SharePoint for each home under construction per the company's standards.
Work closely with construction, purchasing, land development, sales, and finance teams to resolve accounting issues and improve financial processes
Preferred Qualifications:
Effective communication skills and the ability to work with all internal and external partners.
Bachelor's degree or related field, or equivalent job experience.
Residential construction experience preferred.
Experience with job scheduling software such as BuildPro or similar platforms is recommended.
Strong Microsoft Office skills.
Strong attention to detail in a high-volume, deadline-driven environment.
Analytical mindset with the ability to interpret cost data and trends.

Ability to manage multiple projects and priorities simultaneously.
