Construction Project Manager
Location: Boulder, CO. This role is not a remote position and will be working on the construction site.

Summary:
Compli is seeking a Construction Project Manager with project experience in most or multiple aspects of the Life Sciences construction industry including but not limited to . This individual will be responsible for all financial reporting on a project as well as tracking and projecting of all labor, material, job expenses, and changes. The successful candidate will also oversee monthly financial projections, creation of job specific schedule of values which maintains positive cash flow, and will create, submit, and manage all submittals throughout the entire project. This position requires the successful candidate to possess strong organizational, negotiation, financial, and communication skills.
What You'll Do:
Effectively supervises a staff in the day to day administration of a project
Responsible for all financial reporting, tracking and projection of all labor, material, job expenses, and changes for each project assigned
Manage Superintendent/CAD construction drawings to insure appropriate installation
Create and maintain a complete project budget using Superintendent construction drawings
Monthly financial projections for each project assigned
Create a project specific schedule of values that will maintain positive cash flow
Monthly progress billing for each project assigned
Create, submit, and manage all submittals throughout the entire project
Maintain all submittal, drawing, correspondence, and change logs
Submit, review for added cost, file, and log all RFI?s
Price, budget, track, sell, and collect all proposed changes
Purchase all materials per Compli SOP
Prepare, organize, and manage material buyouts
Schedule and track all material releases. Coordinate with a Superintendent as needed
Track major deliveries to jobsites
Actively assist project Superintendent and project team with all miscellaneous issues as necessary. (Material, information, special items, constructability, etc.)
Set up all cost codes and production tracking with Superintendent
Assist Superintendent in production tracking and analysis
Weekly jobsite visits and attend all jobsite meetings as required
Prepare all outgoing correspondence as needed
Project schedule analysis. Issue notices and alerts as required
Effectively partner with jobsite Superintendent
Organize and submit job closeout documentation. (As-builts, O&M?s)
Possess estimating, pre-construction, and design-build experience
Ability to manage and assemble an efficient project staff for a large project or multiple projects with Project Managers, Project Engineers, CAD/BIM and Administrative Assistants
Creates a positive team work environment for all employees associated with our projects including General Contractors, Owners, Architects, Engineers, Subcontractors and Vendors
Mentors and trains up and coming employees and assists them in accomplishing their goals and career objectives forfuture advancement within the firm
Understands that the position requires you to look after the company's best interest financially, diplomatically, and as aggressively as required to maximize profits and protect those interests
Maintains a positive attitude and composure at all times, even in adversarial conditions
Meets and exceeds all of Compli requirements for the Project Managers position

What You'll Bring:
Minimum of 8+ years of experience in a Project Manager role
Proven people management, process management, and performance management skills
Knowledge of financial software, accounting practices, change order pricing, and billings.
Excellent time management skills and ability to multi-task and prioritize work
Attention to detail and problem solving skills
Excellent written and verbal communication skills
Strong budget tracking, labor tracking, and scheduling skills
Proficiency in information analyzation and budget setup
Physical Requirements:
Working at a variety of heights
Climbing stairs and ladders
Bending
Stooping
Working outdoors in a broad range of climate conditions
Working around construction machinery
Additional Information:
Collaborating with a large team that are scattered across the globe requiring online meetings
Long hours (minimum 45 hours) during construction and commissioning is expected with possible weekend work at times
Expected to identify gaps and personally solve them without depending on staff
Travel: Working on site in Boulder, CO.
Salary: $70k-$110k based on experience level.
