The Marketing Specialist plays a critical role in executing marketing initiatives that support the strategic goals of assigned divisions and neighborhoods. This position is responsible for managing and implementing targeted marketing tactics to attract qualified prospects, while ensuring all materials and campaigns are aligned with the Stanley Martin brand and executed on time and within budget. The Marketing Specialist collaborates cross-functionally with internal departments, external vendors, and the broader marketing team to bring creative concepts to life, supporting both the development and delivery of media plans, advertising campaigns, and marketing collateral. Acting as both a project manager and creative liaison, the Marketing Specialist takes ownership of projects throughout their lifecycle. This role also provides support in maintaining brand standards, reinforcing company values, and contributing to a collaborative and professional working environment.
Responsibilities and Duties:
Execute marketing tactics to drive qualified prospects to assigned divisions and neighborhoods.
Own the lifecycle of marketing projects-from planning and development to execution and delivery- ensuring alignment with divisional goals and deadlines.
Collaborate with the Digital Marketing Team, Marketing Manager, Director of Marketing, and other internal stakeholders to execute divisional marketing plans and campaigns.
Manage division-specific marketing requests, delivering projects that support broader business objectives
Maintain and update website content, including promotional messaging, home design information, imagery, and available home listings.
Lead the creation and production of all marketing collateral including brochures, site plans, and floor plans
Coordinate sales office kiosk content creation and updates for assigned neighborhoods
Oversee ordering and organization of photography, virtual staging, video, and virtual tours for neighborhoods and home designs; ensures timely uploads to the website, DAM system, kiosk, and Google My Business listings.
Work with external vendors to produce marketing assets such as interactive site plans, floor plans, renderings, virtual staging, and visualizers.
Create and schedule email marketing campaigns for assigned neighborhoods.
Ensure brand consistency and compliance with legal guidelines across all channels and materials.
Assist with managing assigned divisional marketing budgets, tracking expenses accurately and reporting as needed.
Participate in regular sales and marketing meetings; communicate updates and ensure follow-through on assigned action items.
Support Director of marketing and Marketing Manager on other projects as needed
Represent the company in a professional manner in all internal and external interactions and communications.

Position Requirements
Bachelor's degree in Marketing, Communications, Business, or a related field
2-3 years of experience on an internal marketing team or at an agency
Creative thinker with strong judgement across different @types of media
Strategic mindset with a focus on solving problems proactively
Strong communicator with clear written and verbal skills
