The Rotational Program - Nuveen Real Estate Real Assets participates in a comprehensive rotational program that combines senior leadership interaction and cross-business experience with real life situations and projects. This job work with financial services technology platforms and tools and will learn the techniques, disciplines and processes that deliver the highest quality results to our customers. Each rotation is designed to improve business knowledge and build an overall understanding of the company. This job is assigned a mentor who provides ongoing coaching and feedback.

Executes project activities by understanding objectives, meeting timelines and communicating results.
Assists in preparing information and research materials, including Powerpoint presentations.
Takes notes during meetings and provides to team members.
Researches and gathers documentation as directed by the colleagues.
Attends required trainings.
Shadows multiple office jobs and trains in a variety of function-related tasks.
Utilizes academic knowledge, skills and experience to apply tactics and strategies to solve real business challenges for a mission driven asset management organization.

Nuveen Real Estate Rotational Program
Position: Nuveen Real Estate Rotational Associate
Location: Charlotte or NYC
Overview
The Nuveen Real Estate Rotational Associate will participate in a comprehensive two-year rotational program within Nuveen's Real Estate team. Through two distinct 12-month rotations, associates will develop expertise in alternative investments focusing on real estate and gain exposure to analyzing, executing, and managing investments across diverse real estate sectors. Two associates will be hired for this program. The teams that have been identified as the most likely landing spots would be Retail and Debt, though this will ultimately be determined by business need. Future rotations may include, but are not limited to Retail/Office (WREMIX), Industrial, Alternatives, Impact, and other teams within the Real Estate platform.
Two-Year Program Exposure
Investment Analysis & Execution:
Support financial analysis, underwriting, and due diligence for real estate investments across various property sectors including retail, office, industrial, and alternatives
Assist with sourcing and executing new investment opportunities through financial modeling and market analysis
Contribute to investment committee preparation and deal structuring processes
Asset Management & Portfolio Operations:
Assist with asset management activities including performance monitoring and value-add initiatives such as leasing, renovations, and repositioning strategies
Support portfolio management teams with performance analysis, investor reporting, and portfolio optimization
Work with property managers to optimize operations and cash flow across owned properties
Research & Strategic Support:
Contribute to research on market trends, sector dynamics, and investment opportunities across real estate markets
Support sustainability and ESG integration in real estate investments, including net-zero strategies and energy efficiency initiatives
Assist with macroeconomic analysis and identification of emerging opportunities in sectors like logistics, life sciences, and ESG-focused real estate
Requirements
Required Experience:
Must have graduated with a Bachelor's degree or higher prior to the program's start date
Preferred Qualifications:
Participation in TIAA's Summer Associate Internship Program
Strong analytical and financial modeling skills
Interest in alternative investments and real assets
Excellent problem-solving abilities and attention to detail
Strong communication and interpersonal skills
Development Opportunities
Virtual Wall Street Prep Financial Modeling course within first 6 months
Exposure to senior leadership and strategic business initiatives across one of the world's largest real estate investment management platforms
Development of specialized knowledge in real estate investment management across multiple property sectors and investment strategies
Direct mentorship from senior real estate investment professionals
Additional Note: This program may require relocation between rotations based on business needs.
