Position Description
The Finance Officer - Real Estate Services position is in the Real Estate Services Division of the Metropolitan Government of Nashville & Davidson County (Metro), Department of General Services (DGS), and assists with the real estate research and analysis to support decision-making for Metro, as well as transactions including acquisition, disposition, and leasing of real properties. Relationship development, project management, and ability to apply real estate economic and finance principles to day-to-day projects are important to this position. Under the direction of Real Estate Services administration, the selected candidate will be required to perform a variety of duties across the real estate services spectrum, which will require initiative and independent judgement.
DGS delivers an array of services to all departments and agencies of the Metropolitan Government of Nashville and Davidson County so that they are empowered to focus and achieve their missions. The department is comprised of several divisions that collaborate and work cross-functionally including Real Estate Services / Strategic Planning, Design & Construction, Building Operations & Maintenance, Fleet Management, Sustainability and Administration.
Typical Duties
Manages real estate projects from inception to delivery, with support from supervisory team, including establishing appropriate project management plans to reach project goals including project paths, identifications of resources needed, communications with all stakeholders, and achieving deliverables.
Collaborates with team members on real estate strategies and best practices for both project and portfolio-level activities.
Provides tenant representation for assigned leases, and coordinates contract oversight with legal and leadership team as necessary for agreements such as leases and memorandums of understanding (MOU's).
Assists in drafting and reviewing business terms for real property transactions, subject to oversight from leadership and law department.
Participates in negotiating transactions, including acquisitions, dispositions and leasing of real property assets.
Participates in site selection searches and presentation to various departments.
Develops and employs accepted financial analyses tools to support real estate decision making.
Stays abreast of project progress and assists with any problems or complaints.
Coordinates and assists with the preparation, collection, and distribution of technical data including, but not limited to, comparative market analyses.
Communicates with the public and other Metro departments regarding various projects and real property inventory.
Participates in the maintenance of real property records for Metro-owned and leased assets including internal record keeping, as well as field inspections.
Assists with the development of data visualizations for diverse audiences and develops, formats, and prepares reports, charts, and/or graphs for varying documents and written and oral presentations for both internal and external audiences; collaborates with teams to design and help integrate data into an approved format.
Performs related duties as needed.
Minimum Qualifications
EDUCATION AND EXPERIENCE
Bachelors' Degree in Real Estate, Finance, Business, Economics, Community / Urban Planning or Architecture or a related field.
*Professional-level experience in one of the areas listed, a related field, or real estate/portfolio asset management may be considered in lieu of some education
LICENSES REQUIRED: Valid Driver License
Passing MNPD Background required for this position

Preferred Experience, Knowledge, Skills, and Abilities
Strong background in commercial real estate and contract negotiations.
Experience with real estate research, financial analyses, data compilation, analytics and reporting.
Excellent project management skills.
Significant experience in using Microsoft Word, Excel and PowerPoint.
Excellent verbal and written communication and collaboration skills
Experience working with government real estate transactions.
