Business Personal Property Appraiser

GENERAL POSITION SUMMARY:

The Business Personal Property Appraiser is responsible for evaluating and

determining the market value of tangible assets owned by businesses, such as machinery, equipment, inventory, furniture, and

fixtures by conducting on-site inspections, analyzing financial records, and applying established appraisal

methodologies to ensure accurate property tax assessments for the business, often working within the regulations of local

taxing jurisdictions.

DESCRIPTION OF DUTIES and REQUIRED RESPONSIBILITIES:

Visiting business locations to physically inspect and document all personal property assets.

Gathering information from business owners, financial statements, and other sources to understand the condition

and value of assets.

Applying appropriate appraisal techniques to determine the fair market value of business personal property.

Preparing detailed appraisal reports outlining the valuation process, supporting documentation, and asset

descriptions.

Adhering to state and local property tax laws and guidelines when assessing business personal property.

May need to defend valuations during property tax appeals or hearings with business owners.

Receiving and processing annual rendition reports.

REQUIRED KNOWLEDGE, SKILLS, and ABILILTIES:

Strong analytical and problem-solving skills.

Knowledge of appraisal methodologies and standards.

Understanding of business accounting practices.

Excellent communication and interpersonal skills to interact with business owners.

Proficiency with computer software for data analysis and report generation.

Familiarity with local property tax laws and regulations.

Strong time management skills to effectively plan and prioritize their workload, meet deadlines, and efficiently

conduct on-site inspections.

Ability to be self-sufficient and able to work independently without constant supervision.

Adaptability to work in varying outdoor climates.

QUALIFICATIONS:

Registered Professional Appraiser license or Certified General Appraiser license a plus.

Minimum of 2-3 years of experience in property appraisal preferred but not required.

Strong understanding of industry regulations and standards.

Valid driver's license and reliable transportation.

(Visiting business locations to physically inspect and document all personal property assets.)

PHYSICAL REQUIREMENTS:

Ability to stand, sit, and bend for extended periods of time.

Manual dexterity to operate a computer and other office equipment.

Ability to communicate effectively both orally and in writing.

Occasional lifting of boxes or files weighing up to 20 pounds.

Ability to operate in varying outdoor climates, including extreme heat, cold, rain, or snow.

Background Requirements:

Candidates must pass a drug screen and background check. Due to the nature of the employer's business, company policy requires that candidates with criminal backgrounds will not be considered for employment.
