What this job involves
The Electrical Technician performs essential planned preventative maintenance (PPM), reactive maintenance, and emergency response services for building electrical systems. This hands-on role ensures optimal operational effectiveness and reliability of facility equipment while maintaining strict adherence to health and safety standards and quality assurance procedures. You'll be responsible for the full lifecycle of maintenance activities-from scheduled inspections and system repairs to emergency callouts-while coordinating with specialist contractors and maintaining accurate documentation that supports contract requirements and client satisfaction.
Your day-to-day tasks will include:
Executing planned preventative maintenance schedules for mechanical and electrical systems, ensuring engineering standards are maintained to maximize plant reliability and operational effectiveness
Responding promptly to reactive maintenance issues, help desk requests, and emergency callouts related to electrical services, heating, ventilation, lighting, and distribution systems
Performing electrical fault diagnosis, system repairs, and controls maintenance for building services equipment, including heating, ventilation, lighting systems, and electrical distribution networks
Coordinating specialist subcontractors for electrical aspects of PPM schedules and managing initial actions for client extra works and improvement requests
Maintaining accurate records and documentation for all maintenance activities, ensuring full compliance with onsite Quality Assurance procedures and Health and Safety at Work Act requirements
Attending monthly site meetings, providing work and equipment reports, and assisting other trades as necessary to support integrated facilities operations
Proactively identifying opportunities for contract growth into additional service provisions including mechanical and electrical upgrades, like-for-like replacements, project works, and soft services
Physical Demands and Work Environment:
Ability to perform tasks requiring physical fitness, including lifting, climbing, reaching, and working in confined spaces
Work on continental shift pattern including days, nights, weekends, and rotating schedules
Must be available for emergency callouts and breakdown response outside regular working hours
Work environment includes mechanical rooms, electrical distribution areas, rooftops, and other building service locations
Exposure to varying temperatures, noise levels, and working conditions associated with building plant operations
Requires wearing appropriate personal protective equipment (PPE) and maintaining acceptable personal grooming standards
Ability to work at heights and in environments requiring safety harnesses or specialized access equipment
Required Qualifications:
A high school diploma or equivalent
Minimum 5 years of practical experience electrical building maintenance industry
Proven experience with maintenance duties including fault diagnosis and rectification of mechanical and electrical building systems
Experience in electrical aspects of general building PM schedules with demonstrated technical competence
Electrical installation work experience, including electrical testing and inspection capabilities
Confidence and commitment to providing high-quality professional service with strong written and verbal communication skills
Ability to work unsupervised, prioritize work tasks, solve problems effectively, and remain calm under pressure while maintaining reliability and attention to detail
Preferred Qualifications:
Experience using computer-based PPM management systems for work order tracking and maintenance scheduling
Experience with Standby Electrical Power (SEP) systems or Cooling Systems (Chilled Water or DX refrigeration)
Basic electrical knowledge and experience, with potential for supervisory development
Health and Safety training certifications relevant to building services maintenance
Previous supervisory experience or demonstrated leadership potential within facilities maintenance teams
Familiarity with procedures and documentation standards in commercial or industrial settings

Estimated compensation for this position:
71,520.00 - 89,400.00 USD per year
This range is an estimate and actual compensation may differ. Final compensation packages are determined by various considerations including but not limited to candidate qualifications, location, market conditions, and internal considerations.
