Job Title: Construction Superintendent
Job Description
This role leads multiple commercial construction projects in the Des Moines, IA area, including remodels, retrofits, tenant improvements, and ground-up builds. The superintendent serves as the primary on-site leader, coordinating subcontractors, enforcing safety standards, maintaining project schedules, and ensuring high-quality workmanship. The position offers the opportunity to build out a new market, contribute to the development of a local division, and grow into leadership as the operation expands.
Responsibilities
Oversee multiple commercial construction projects simultaneously, including remodels, tenant improvements, retrofits, and new construction within an approximately 80-mile radius of Des Moines.
Serve as the primary on-site leader for each project, coordinating daily activities and acting as the main point of contact for subcontractors and field personnel.
Plan, manage, and monitor the full project lifecycle, from pre-construction mobilization through punch list and closeout, ensuring projects stay on schedule and within scope.
Coordinate and direct subcontractors, including scheduling trades, sequencing work, and resolving conflicts to maintain productivity and workflow.
Enforce safety standards and jobsite compliance, promoting a safe work environment and ensuring adherence to company and regulatory requirements.
Maintain and update project schedules, tracking progress and proactively addressing issues that could impact timelines or quality.
Oversee quality control on all work performed, ensuring workmanship meets or exceeds company standards and project specifications.
Lead field-based problem-solving by identifying issues early, troubleshooting in real time, and implementing practical solutions to keep projects moving forward.
Manage remodel and retrofit projects, including gutting and converting existing structures such as school-to-apartment conversions, while protecting existing building elements as required.
Supervise ground-up commercial construction, ensuring proper sequencing, coordination, and integration of all building systems and trades.
Collaborate daily with the local Project Manager and leadership team in Eastern Iowa to provide project updates, align on priorities, and escalate issues when necessary.
Use tablets and construction management software to access plans, document progress, track issues, and communicate with the broader project team.
Support the development of the Des Moines division by helping establish best practices, contributing feedback to improve processes, and mentoring future team members as the office grows.
Maintain a strong field presence, regularly walking jobsites, verifying work in place, and ensuring adherence to plans, specifications, and safety protocols.
Assist with hands-on field tasks when necessary, including basic carpentry or other trade-related activities, to keep projects on track and support the team during critical phases.
Participate actively in training and development programs to align with company standards, culture, and preferred methods of project delivery.
Essential Skills
5+ years of commercial construction experience overseeing remodels, tenant improvements, and new-build projects with responsibility for the full project lifecycle.
Proven ability to manage multiple projects simultaneously within an approximately 80-mile radius, balancing priorities and resources across jobs.
Demonstrated expertise in commercial remodels and retrofits, including gutting and converting existing structures such as school-to-apartment conversions.
Solid knowledge of ground-up commercial construction, including sequencing, subcontractor coordination, and quality control practices.
Field-based leadership skills with the ability to direct subcontractors, enforce safety, maintain schedules, and uphold company standards on-site.
5-10 years of overall construction experience, with the capability to run work independently while remaining adaptable to established processes and standards.
Strong communication skills for daily coordination with a local Project Manager and leadership team located in another region.
Subcontractor management experience, including directing trades, resolving conflicts, and maintaining productivity on active jobsites.
Effective problem-solving ability to troubleshoot issues in the field and maintain project momentum under changing conditions.
Comfort working in a field-first environment, spending the majority of time on job sites managing day-to-day operations.
Willingness to put on a tool belt and assist with hands-on tasks when needed to support project progress.
Valid driver's license with the ability to travel regularly within an 80-mile radius of Des Moines.
Additional Skills & Qualifications
Experience with carpentry and the ability to perform basic field tasks when required.
Familiarity with safety practices and regulations on commercial construction sites, with a commitment to enforcing safe work habits.
Tech-friendly mindset and comfort using iPads, tablets, and construction management software to access plans, track progress, and communicate with the team.
Experience working on tenant improvement projects, including interior build-outs and upgrades in existing commercial spaces.
Interest in contributing to the growth of a new regional division, including helping to establish workflows, culture, and best practices as the team expands.
Openness to ongoing training and development, with the ability to align with established company standards and culture over an extended onboarding period.
