Job Title: Construction Project Manager (Tool Installation)
Job Description
This role leads construction projects from planning through closeout, ensuring strict compliance with contracts, design plans, and safety standards. The Construction Project Manager drives project timelines, budgets, risk management, and overall quality while coordinating closely with internal teams, field staff, subcontractors, vendors, and clients. The position requires strong financial oversight, thorough documentation, and the ability to identify and resolve issues early to keep projects on schedule and within budget, particularly within a semiconductor and tool install environment.
Responsibilities
Manage construction projects in full alignment with contracts, design plans, and applicable safety standards.
Drive project timelines from initiation through completion, ensuring milestones are met and schedules remain on track.
Oversee project budgets, forecasts, and cost controls to keep projects within financial targets.
Identify potential project risks early, develop mitigation strategies, and implement solutions to prevent delays or cost overruns.
Coordinate day-to-day activities with internal teams, field staff, subcontractors, vendors, and clients to maintain smooth project execution.
Lead and support self-perform construction scopes, particularly within MEP, architectural, or tool install workstreams.
Review and interpret construction contracts, drawings, blueprints, and specifications to ensure accurate execution of project scope.
Manage change orders by reviewing scope changes, assessing cost and schedule impacts, and ensuring proper documentation and approvals.
Maintain thorough and accurate project documentation, including contracts, change orders, progress reports, meeting minutes, and closeout files.
Track and report on project financials, including budgets, estimates, forecasts, and cost trends throughout the project lifecycle.
Coordinate project scheduling activities, including sequencing work, aligning subcontractor schedules, and monitoring progress against the master schedule.
Collaborate with estimation and contractor management teams to align budgets, resources, and construction methods with project requirements.
Ensure adherence to company safety practices and all regulatory and site-specific safety requirements on active job sites.
Build and maintain strong client relationships to support repeat business, positive referrals, and long-term partnerships.
Use construction management systems and internal tools, including Microsoft Office 365, PlanGrid, and Bluebeam, to support project planning, tracking, and reporting.
Communicate clearly and professionally with stakeholders through written reports, emails, and meetings, providing timely updates on project status and issues.
Demonstrate leadership on-site and within project teams by guiding field staff, resolving conflicts, and fostering a collaborative work environment.
Support overall quality assurance by regularly reviewing work in progress, verifying compliance with plans and specifications, and addressing deficiencies promptly.
Participate in continuous improvement efforts by applying industry best practices and lessons learned to future projects.
Essential Skills
Minimum of 5 years of experience in construction project management, Owner's Representative roles, or similar positions.
Proven experience managing multiple complex construction projects simultaneously.
Background in construction, construction management, and project management with a focus on contracts, budgeting, and contractor management.
Experience within MEP, architectural, or self-perform construction scopes strongly preferred.
Experience in semiconductor construction or tool install environments.
Strong proficiency in contract review and working knowledge of construction contracts, basic legal considerations, and industry best practices.
Demonstrated ability to manage change orders, including scope evaluation and cost and schedule impacts.
Ability to read and interpret blueprints, design plans, and construction documents.
Proficiency with Microsoft Office 365 for project documentation, reporting, and communication.
Proficiency with PlanGrid and Bluebeam for construction document management and field coordination.
Ability to quickly learn and adapt to construction management systems and internal project tools.
Strong organizational skills with high attention to detail and accuracy in documentation and financial tracking.
Excellent written, verbal, and interpersonal communication skills for effective collaboration with diverse stakeholders.
Strong problem-solving skills with the ability to identify issues early and implement practical solutions.
Proven leadership and collaboration abilities in a construction project environment.
Additional Skills & Qualifications
Associate's or Bachelor's degree in Construction Management or a related field, or equivalent hands-on construction experience.
Experience coordinating semiconductor or tool install projects within active industrial facilities.
Experience in project estimation and cost forecasting.
Experience with project coordination and scheduling across multiple trades and subcontractors.
Familiarity with self-perform construction scopes and field execution practices.
Ability to build strong client relationships and contribute to repeat business and referrals.
Comfort working in fast-paced, technically complex environments with evolving project priorities.
Work Environment
The role is based onsite at a confidential client facility in on the west side of Portland metro and focuses on construction and tool install projects in a highly technical industrial setting. The position is structured as a 3-month contract with the possibility of extension, offering an opportunity to gain experience with a strong semiconductor client. The work environment involves close collaboration with field staff, subcontractors, and project stakeholders in an active construction setting, using tools such as Microsoft Office 365, PlanGrid, Bluebeam, and other construction management systems. Local/regional talent with tool install experience from semiconductor and/or other high tech industrial facility construction will be the focus profile.

Pay and Benefits
The pay range for this position is $90000.00 - $120000.00/hr.
