This role oversees complex commercial construction projects with a strong focus on life science and pharmaceutical environments, managing multiple phases of work from planning through completion. The Construction Project Manager leads small phases of life science projects, coordinates MEP systems within commercial builds, and ensures all work aligns with project schedules, scope, and quality expectations. The position requires close client interaction, effective leadership of subcontractors, and consistent communication with internal and external stakeholders to deliver projects safely, on time, and within budget.
Responsibilities
Manage small phases and defined scopes of construction work on life science and commercial projects from planning through execution and closeout.
Implement project scopes of work based on established project schedules, timelines, and milestones, ensuring alignment with overall project objectives.
Coordinate and oversee MEP systems within commercial construction projects, ensuring proper integration with architectural and structural elements.
Lead day-to-day project activities at client and project sites, including monitoring progress, resolving issues, and maintaining project documentation.
Interface regularly with clients to provide updates, present project information, and address questions or concerns in a professional manner.
Collaborate with senior project management and leadership to understand project direction and carry out instructions effectively.
Prepare, review, and manage change orders, RFIs, estimates, and other project control documents to maintain accurate and current project records.
Work closely with subcontractors, coordinating efforts when there are as few as one or two subcontractors on site and when there are up to 50 workers from multiple subcontracting firms.
Utilize project management and construction software tools such as Pro-Log, Microsoft Office, and related systems (including SAGE 300) to track progress, costs, and documentation.
Read, interpret, and apply construction documents, including drawings and specifications, to guide field activities and ensure compliance.
Support construction estimation efforts as needed by reviewing scope, quantities, and costs for commercial and life science projects.
Apply construction management, mechanical, and project management principles to deliver high-quality fit-out, renovation, and other complex commercial projects.
Communicate effectively with project teams, clients, and leadership, demonstrating strong presentation skills and clear written and verbal communication.
Demonstrate leadership capabilities on site by guiding field teams, reinforcing safety and quality expectations, and fostering a collaborative environment.
Pursue continuous growth as a construction manager by learning and refining processes for implementing scopes of work in line with evolving project demands.
Essential Skills
5-12 years of construction project management experience, preferably on complex commercial projects.
Strong client interfacing skills with the ability to communicate clearly and present to clients.
Understanding of MEP systems for commercial construction projects.
Complex commercial construction experience, with a preference for pharmaceutical or life science projects; other relevant experience includes hospital, manufacturing, medical, cold storage, and commercial office projects.
Solid understanding of engineering, construction, and management concepts.
Ability to utilize technical programs such as Pro-Log and Microsoft Office.
Ability to read and understand construction documents, including drawings and specifications.
Experience with construction management, estimation, mechanical systems, RFIs, Procore, and project management processes.
Effective communication skills, both written and verbal, with strong presentation capabilities.
Demonstrated leadership capabilities and the ability to carry out direction from senior leadership.
Career-minded approach with a strong interest in growing as a construction manager.
10+ years of overall construction experience (as preferred in the qualifications).
Additional Skills & Qualifications
Degree in a related field is preferred.
Experience with life science, pharmaceutical, fit-out, and renovation projects.
Experience working with SAGE 300 or similar construction and accounting software.
Experience coordinating multiple subcontractors and managing varying crew sizes on site.
Ability to adapt to different commercial environments such as hospital, manufacturing, medical, cold storage, and office projects.
Strong organizational skills and attention to detail in managing documentation, change orders, and project records.
Ability to learn and follow established processes for implementing scopes of work in alignment with project schedules and timelines.
Work Environment
The Construction Project Manager spends the majority of their time at a client site in Cranbury, with approximately 25% of their time at various project sites. The employer is a long-established, family-owned construction company that has operated in the industry for over 25 years and is a union contractor that focuses on taking very good care of all employees. On site, the Project Manager typically works out of a construction trailer or a dedicated, closed-off office space provided by the client. Project conditions vary, with some phases involving one or two subcontractors on site and others involving up to 50 workers from multiple subcontractors, requiring flexibility and strong coordination skills. The role involves regular use of construction and project management technologies, including Pro-Log, Microsoft Office, SAGE 300, and related software tools, in an environment that combines office-based planning with active presence in the field.

The pay range for this position is $100000.00 - $160000.00/yr.
