Job Title: Superintendent
Job Description
The Superintendent oversees multiple construction projects to ensure they are completed safely, on schedule, within budget, and in accordance with specifications and quality standards. This role coordinates foremen, consultants, vendors, and inspectors, maintains detailed project documentation, and actively resolves issues that may impact construction progress. The Superintendent provides strong field leadership, enforces safety and company policies, and collaborates closely with the project team to support successful project delivery.
Responsibilities
Schedule foremen, consultants, and vendors along the critical path to ensure timely completion of all project phases.
Perform quality control duties and responsibilities on all work performed to ensure compliance with specifications and company standards.
Ensure that foremen report to the Superintendent, fully execute and comply with their contracted scope of work, and promptly correct all deficiencies identified by the project team.
Coordinate all required inspections with local jurisdictions and ensure timely completion of inspection requirements.
Identify foreman non-compliance with safety, health, and environmental quality standards and issue notices of non-compliance related to quality of work or scheduling.
Identify conflicts in construction progress, document them, and communicate issues to the project team for timely resolution.
Maintain a detailed written daily log of activities, progress, issues, and site conditions on the jobsite.
Perform Superintendent duties at multiple job sites simultaneously, ensuring consistent oversight and coordination across projects.
Schedule and preside over weekly foremen meetings to coordinate work, review progress, and address upcoming activities and challenges.
Participate in project hand-off meetings to understand project scope, schedule, and expectations.
Ensure that each job site remains clean, organized, and safe at all times.
Conduct job progress inspections and develop completion punch lists, then oversee and verify completion of all punch list items.
Evaluate project specifications to determine plan procedures, start and completion dates, and staffing requirements for each phase of the construction project.
Hire, direct, and motivate foremen, field personnel, and staff engaged in planning and executing work procedures.
Interpret specifications and company policies for subordinates and contractors, and enforce safety regulations consistently.
Analyze and resolve work problems, including addressing worker concerns, complaints, and grievances in a fair and timely manner.
Inspect projects under construction on a regular basis to confirm that work conforms to specifications, budget, and schedule.
Initiate repair or replacement work and adjust working procedures when necessary to maintain quality, cost, and schedule objectives.
Communicate regularly with the project team to provide updates on project status, issues, and progress.
Assist the project manager in preparing and performing project turnover procedures to ensure a smooth handoff and closeout.
Ensure that time sheets are submitted weekly on time with accurate job cost coding and equipment hour usage.
Direct weekly look-ahead planning sessions where foremen prepare projected labor, equipment, and material requirements, including contingency plans for potential challenges.
Manage the securing and allocation of equipment and materials needed by foremen to execute the work plan.
Ensure that daily manpower production is accurately recorded in a meaningful way and submitted to the office, enabling comparison of actual production against the estimated burn rate.
Essential Skills
Proven experience as a Superintendent or in a similar construction management role overseeing field operations.
Strong experience in construction management with the ability to manage multiple job sites simultaneously.
Demonstrated ability to schedule and coordinate foremen, consultants, vendors, and inspections along the critical path.
Hands-on experience performing quality control on construction projects to ensure compliance with specifications and standards.
Ability to interpret construction specifications and company policies and communicate them clearly to subordinates and contractors.
Strong leadership skills with experience hiring, directing, and motivating foremen, field personnel, and staff.
Proficiency in identifying and resolving construction conflicts, work problems, and field issues in a timely manner.
Experience coordinating inspections with local jurisdictions and working within regulatory requirements.
Ability to maintain detailed written daily logs and accurate records of manpower production, job costs, and equipment usage.
Skill in conducting job progress inspections, developing punch lists, and verifying completion of punch list items.
Capability to evaluate project specifications, develop staffing plans, and determine start and completion sequences for project phases.
Competence in enforcing safety, health, and environmental quality standards on construction sites.
Valid driver's license.
Additional Skills & Qualifications
Experience participating in project hand-off and turnover procedures alongside project managers.
Familiarity with planning and leading weekly foremen meetings and look-ahead sessions.
Ability to develop and manage contingency plans ("Plan B") for labor, equipment, and material requirements.
Experience monitoring production against estimated burn rates and taking corrective action when needed.
Strong communication skills for regular coordination with project teams, foremen, and external stakeholders.
Ability to analyze worker concerns and grievances and support a positive, solutions-focused work environment.
Experience working on projects requiring access to secure facilities, such as military bases.
Construction-related education, training, or certifications are beneficial.
