About the Role:
The Custodial Site Manager is responsible for full operational control of custodial services across assigned facilities, ensuring a consistently clean, safe, compliant, and client-ready environment. This role operates as the on-site authority, executing contract requirements independently, driving performance outcomes, and making real-time operational decisions without reliance on upper leadership. The Site Manager is expected to combine operational expertise with analytical thinking, technology utilization, and proactive problem-solving to continuously improve service delivery.
Key Responsibilities
Lead and execute all custodial operations with full ownership of site performance
Independently manage daily operations, staffing, and service execution without direction
Analyze workload, staffing levels, and productivity to optimize labor efficiency
Develop and maintain staffing plans, shift coverage, and contingency strategies
Utilize data, metrics, and reporting tools to monitor performance and drive improvements
Conduct routine and unannounced inspections; enforce quality control standards
Implement corrective actions and root cause analysis for performance gaps
Manage labor hours, overtime, and budget adherence through data-driven decisions
Oversee inventory, equipment lifecycle, and supply consumption trends
Ensure strict compliance with OSHA, safety, and client-specific regulations
Serve as the primary client interface, managing expectations and resolving issues proactively
Execute special projects, deep cleaning, and high-priority response tasks
Develop and deliver operational reports, dashboards, and performance summaries

Translate scope requirements into executable work plans and measurable outputs
Identify inefficiencies and implement process improvements without guidance
Apply critical thinking to solve complex operational challenges in real time
Evaluate trends in quality, labor, and service delivery to adjust execution strategy
Make autonomous decisions that protect contract performance and client satisfaction
Technology & Systems Requirements
Demonstrated proficiency in using operational platforms, quality control systems, and workforce management software
Ability to learn, adapt, and fully leverage new technology platforms quickly
Experience with digital inspection tools, reporting dashboards, and mobile workforce applications
Strong working knowledge of Microsoft Excel, data tracking, and performance analytics
Ability to use technology to drive accountability, transparency, and efficiency

Qualifications
High school diploma required; associate or bachelor's degree preferred
3-5+ years of custodial or facilities management experience
Experience managing large-scale or multi-building operations strongly preferred
Proven ability to independently manage operations and staff
Strong understanding of custodial processes, equipment, and chemical usage
Demonstrated experience with technology platforms and operational systems
Preferred Attributes
Experience in healthcare, government, or high-compliance environments
Bilingual (English/Spanish) a plus
Knowledge of sustainability and green cleaning practices
Experience with performance-based contracts and service-level agreements
Working Conditions
Requires standing, walking, bending, and lifting up to 50 lbs
May require nights, weekends, and holiday coverage
Exposure to cleaning chemicals and equipment
