Position Summary:
The Maintenance Manager supervises the maintenance, repair, installation and upkeep of all equipment and facilities. The main duties include planning the maintenance/repair/install operations for both daily, weekly, and longer periods; scheduling the periodic maintenance (PM) to minimize the impact on production; making decisions about priorities in the face of known issues (maintenance), large capital projects (e.g., new equipment or facility improvements), and surprises (e.g., broken equipment that can stop a manufacturing line). The Manager leads the maintenance team at our Lancaster, SC location. The Manager keeps the company in compliance with various registered systems and the related compliance audits that cross into the maintenance arena.
As a leader within The Warn Group, the Maintenance Manager works independently and collaboratively with other teams across the organization. Additionally, the Maintenance Manager coordinates within all divisions of The Warn Group concerning maintenance plans and related facility and planning activities. This role is integral to executing our mission, philosophy, and commitment to providing high quality products and exceptional customer service to our internal and external customers.

The Maintenance Manager provides leadership for plant and facilities maintenance, environmental compliance, quality systems compliance electricians and electrical systems, and production support teams. They strive to meet internal and external customer requirements and expectations in terms of production, maintenance, repairs, and problem solving. As the leader, the Manager also develops and manages the budget for the department and participates in the annual budgeting and capital expenditure planning process.
The Warn Group is fully committed to team-based leadership. The Maintenance Manager must be a leader and a coach, not a directive controller. Accountability for maintenance team performance resides with the Manager and s/he must accomplish team objectives through team leadership and development .
Essential Functions:
The essential functions of this position require prioritizing, planning, and completing all assigned tasks in a timely and efficient manner, adjusting for changing priorities and availability of resources, and demonstrating initiative in identifying additional job-related tasks for completion when time permits.
Provides necessary resources to team members so they can effectively meet customer requirements. Interact with internal and external customers to provide excellent customer service.
Trains and/or provide training of the maintenance personnel. Develops, maintains, and delivers team member development and performance evaluations to provide personal growth and enhance team capabilities. Recruits team members in accordance with The Warn Group's Human Resource policies.
Leads the teams in a manner that supports company and business unit strategies. Extends The Warn Groups strategic vision to team members. Supports a positive work environment for all team members. Leads problem-solving activities in maintenance area. Communicates in a professional, respectful and courteous manner with all employees, customers, suppliers, visitors and others with whom we may work or interact. Contributes to a successful work group through positive interactions, active listening, meaningful collaborations, and the constructive exchange of ideas designed to meet or exceed the organization's strategic goals.
Properly staffs all shifts by overseeing daily workflow of associated repair and maintenance teams, with the regular review of schedules and plans. Estimates personnel needs and schedules assigned work to meet customer requirements.
Plans and schedules preventative maintenance (PM), equipment repair, and new equipment installation activities in concordance with the manufacturing team. Ensures operational efficiency of electrical equipment and mechanical systems by adherence to the manufacturer's suggested maintenance schedule(s) and through timely inspection and repair, preferably before failure.
Works with the Plant Manager to plan facility projects and address future facility requirements for The Warn Group. Oversees and provide necessary resources to Facilities team in regard to the following: Maintenance of air compressors, cooling tower, cranes, HVAC system, etc.; Maintain building grounds; Manage building security systems; Ensure code compliance with city, county and state and federal regulations including OSHA and ADA; and work with State Fire Marshall.
Defines KPI's and produces metrics, reports, and statistics on a daily, weekly and monthly basis to validate whether we are meeting targets, and if not, develops a plan of correction.
Plans and manages maintenance tasks and task schedules using a maintenance management software system (e.g., Mainsaver or MPulse).
Manages spare parts inventory for the Lancaster, SC location to maximize machine uptime and minimize carrying costs.
Creatively participates in and leads continuous improvement activities.
Analyzes productivity of workforce resources and equipment for efficiency and proactively makes suggestions for improvements.
Contributes to efficient manufacturing operations through collaboration and coordination with other departments.
Ensures team compliance with applicable federal, state, local, and company safety policies.
Negotiates pricing/contracts with outside service providers, consultants, and other maintenance/repair suppliers.
Advises senior management of the potential impact of any maintenance or repair issues that affect the facility and/or manufacturing lines.
Develops, manages, and maintains budgets for assigned teams. Works with the finance department to resolve any budget-related issues related to the Maintenance team.
Works with the leadership team within the plant in Lancaster, SC, along with other teams as necessary to maintain required licensing, certifications, project permits and environmental compliance requirements.
Maintains in-house Environmental Compliance Manual in collaboration with Corporate Risk and Compliance Manager and the Warn Environmental, Health and Safety (EHS) team.
Accountable for Sarbanes-Oxley compliance in assigned area. Responsible for designing and operating effectiveness of internal controls, including a self-assessment and report to management.
Works safely and without injury and promotes a culture of safety.
Occasional travel may be required. Perform other related duties as assigned by management team.
Required Education and/or Experience:
High School Diploma or GED with minimum 8-10 years of progressive industrial maintenance experience
Administration or facility management, or equivalent experience.
Significant maintenance and management experience, preferably in a manufacturing environment.
Working knowledge mechanical and electrical system maintenance and repair.
Advanced experience using MPulse software (or similar maintenance management software) is strongly preferred. If none, The Warn Group requires training in the use of this program.
Strong aptitude for use of Microsoft office products.
Familiarity with blueprints, schematics, technical drawings and related equipment manuals.
Prior career experience in facilities/maintenance, purchasing, production planning, and/or project management.
Required Qualifications, Skills and Abilities:
Technical skills and knowledge including but not limited to: In-depth knowledge of general maintenance of buildings, grounds, infrastructures and equipment, including production machinery in both fabrication and machining shops.
Ability to create, review, comprehend, interpret, process and evaluate documents written at the highest levels in English, in conjunction with the performance of the essential functions and other assigned job duties. Must have mathematical skills equivalent to those required under education and/or experience.
Work collaboratively and maintain effective working relationships with co-workers, customers and visitors. The work environment is often fast-paced, and the situation may change often due to unexpected events that shift priorities.

Environment/Atmospheric Conditions:
This position requires working in shop, office, warehouse, and outdoor environments. Job duties require experience and comfort working in an active shop environment, as well as around and on a factory (including the roof). Employee duties include exposure to loud operating machinery, cold/hot temperatures, chemicals, and/or vapors.

Availability Requirements :
Due to the nature and scope of the essential functions of this position, the importance of personal interactions with coworkers and direct reports, and the availability of job-related tools, equipment and resources at work, performance of the essential functions requires regular, consistent availability, accessibility, and presence on-site and after-hours.
The required number of hours / weeks will vary depending on the adventures that Maintenance Management presents on a daily basis. This position will require availability and accessibility to respond to and address emergencies and critical situations outside of normal business operating hours in the early mornings, evenings and/or during weekends.
