Overview
EXPERIENCE QUALIFICATION:
Do you have 7 to 10 years of experience guiding higher education construction and facilities projects involving HVAC systems, building automation, campus utilities, and related mechanical systems while serving as a representative of the owner?
MBP is looking for a Mechanical Construction Manager to support higher education projects by providing guidance for planning, design, construction, and operations on a college campus. Candidates should bring strong mechanical systems and facilities experience and be ready to grow while serving on behalf of the client.
Responsibilities
What You'll Do:
Serve as a representative of the owner on small, medium, and large construction projects within a higher education environment, acting as a key contact for client, designer, and contractor teams. Provide guidance on planning, design, construction, and facility operations for new construction and renovation projects involving HVAC systems, building automation, campus geothermal and central plant utility systems, plumbing systems, and other mechanical systems. Exercise mature judgment to address program objectives and project requirements, provide recommendations to support cost, schedule, and quality targets, and work independently or as part of a multi-discipline team to support the client's goals. Responsibilities include:
Monitor workflows to verify timely submission, review, and approvals for project actions
Track and expedite the resolution of critical issues, including reporting to the Owner
Participate and/or lead progress meetings, prepare meeting minutes, or review minutes prepared by others to verify completeness and accuracy
Document and track issues until resolution, collaborating with contractor, designer, and owner to resolve issues as they arise
Manage design and construction related documentation, including preparing construction documents, project submittals, RFIs, record drawings, test reports, as-built plans, and other project-related documents for review and approval
Review project schedules to verify they are complete, feasible, and reasonable; use of specific scheduling software (P6 and/or MS Project) is not required but desired
Review and track progress against the accepted schedule
Perform site walks to observe and document construction progress
Provide quality management, including participation in preparatory/pre-installation meetings, and perform or oversee Quality Assurance (QA) inspections to verify that work is being performed in compliance with contract requirements
Perform or oversee the preparation of daily field reports
Review contractor monthly payment applications
Review change order proposals for entitlement and price, including preparing independent estimates as necessary and leading or assisting in negotiations
Coordinate and oversee third-party owner contractors
Coordinate punchlist and acceptance with the designer and other project stakeholders
Monitor and verify completion of closeout requirements, including owner training, operations and maintenance manuals, warranties, and stock materials
Participate in company initiatives
Participate in professional association meetings
Stay abreast of new trends and innovations
Who We Are Looking For
Experience:
Minimum of 7 to 10 years of related experience
Evidence of progressive career development within the design and construction industry
Demonstrated creativity, foresight, and mature judgment in anticipating and solving unprecedented engineering complexities
Experience determining program objectives and requirements, organizing programs and projects, and developing standards and guidelines for diverse engineering activities
Higher education environment experience supporting planning, design, construction, and operation of campus facilities involving HVAC systems and equipment, building automation systems, campus geothermal systems and other central plant utility systems, plumbing systems, and related mechanical systems for new construction and existing facility renovation projects
Qualifications
Education/Knowledge:
High school or General Equivalency Diploma (GED), plus 15 years of related experience and/or education
Bachelor's degree in engineering, architecture, construction management, or related field, plus 7 to 10 years of related experience and/or education
Working knowledge of basic mathematics, including computations based on field measurements
Construction-related training (coursework in construction, mechanical engineering, project management, or materials testing/inspection), or a combination of education and experience demonstrating ability to perform the job
Codes, materials, methods, and tools utilized in construction, repair, or renovation work
Construction practices, principles of construction management and project controls, with working knowledge in scheduling, cost estimating, documentation, contract administration, and construction techniques
Personnel and project management techniques, including budgeting, leadership, training, and business development
Preferred Certifications:
OSHA 30-hour certification or ability to obtain within 3 months of hire
Professional Engineer (PE) - preferred
Certified Construction Manager (CCM) - preferred
Journeyman or Master certification/license for mechanical trades - preferred
Skills and Abilities:
Specialized expertise with quality assurance and quality control techniques
Work independently and handle all aspects of a project, including client interface, technical issues, documentation, and reporting
Exercise tact and diplomacy in dealing with sensitive and complex issues and situations
Identify potential problems and derive recommended solutions from past experiences
Computer proficiency, including Microsoft Office applications, Email, Internet navigation, web-based tools, and other specialized equipment
Read and interpret plans and contract specifications
Communicate quality issues effectively and responsibly (verbally and in writing) with contractors, owners, subcontractors, designers, architects, and team members
Obtain and maintain required certifications
Physical capability to stand and sit as needed on project work sites, climb ladders, work at heights, and work outdoors in a wide range of weather conditions
Safely navigate construction work sites with uneven terrain
Guidance/Responsibility:
Works independently with a high degree of judgment to determine approaches that support program objectives and project requirements for the owner
Provides recommendations that support cost, schedule, and quality targets while facilitating compliance with contract requirements
Receives overall direction at a high level and determines solutions to address engineering and construction complexities on behalf of the client
