Position Summary
Manage the preconstruction effort from project award to construction, including client interface, managing the design team, managing unified workflow, as well as managing the overall budget though the preconstruction process. Assist in the development of project proposals, estimates, and executing the win-strategy of project pursuit.
Position Details
Develop a new customer base for the division through client interaction in course of duties.
Assist in creation of project proposal, estimate review, and win strategy.
Serves as the main Point of Contact for a project during preconstruction phase.
Responsible for design management during preconstruction phase.
Responsible for developing engineering plan with project Engineering Lead.
Responsible for implementing and managing Unified Workflow.
Leadership role to entire project team, including identifying and delegating the responsibilities of team members.
Applies defined policies and procedures and takes responsibility for decisions and project issues.
Develops and implements procedural systems and strategies to ensure the continuous improvement of preconstruction, engineering and BIM execution.
Responsible for developing a clearly defined repeat client base and assists in future work procurement with these customers.
Responsible for budget analysis reports, cost and revenue projections, budget analysis, change orders, etc. during the preconstruction phase.
Identifies roles and responsibilities of the team
Mentors Project Team
Develop and mentor future preconstruction leads within the division
Presents bids and explains job completely and clearly to Project Executives and Project Managers.
Qualifications
Bachelor's degree in Mechanical Engineering, Civil Engineering, or Construction Management
3 years in Project Management
3 years in Engineering
Demonstrated skills of proactively planning projects and implementing design strategies to maintain project budgets.
Ability to lead preconstruction activities on a major project.
Ability to perform value engineering analyses.
Deep understanding of engineering systems, higher than the PE or PM level.
Ability to communicate with all levels of management.
Ability to present proposals and give sales presentations.
Strong knowledge of building HVAC mechanical systems.
Must have attention to detail and demonstrates accuracy and thoroughness in their work.
Must have working knowledge of Design software; Internet software; Project Management software; Spreadsheet software and Word Processing software.
Must have working knowledge of Building Information Modeling software; AutoDesk Capabilities, NAVISWorks, CAD MEP+ Problem Solving Skills. Ability to identify and resolve problems in a timely manner. Able to gather and analyze information skillfully to develop alternative solutions. Resourceful and displays original thinking and creativity.
Customer Service Skills. Responds promptly to customer needs and meets commitments. Solicits customer feedback to improve service.
Strong Written and Verbal Communication Skills. Ability to write routine reports and correspondence. Ability to speak effectively before groups of customers or employees of organization. Ability to read and interpret technical documentation including CAD drawings, Blueprints, Submittals, etc.
Ability to work at a computer terminal with mouse and keyboard for several hours per day.
Ability to visit job construction areas and climb stairs, maneuver in and around pipe work and air ducts and work safely in close proximity to construction materials and equipment
