JOB REQUIREMENTS: POSITION OVERVIEW Responsible to restore, repair, and clean the various components of buildings and grounds which ultimately enhances every interaction for our guests and employees; customer service is our top priority for both internal and external guests. PERFORMANCE-BASED JOB FUNCTIONS AND OBJECTIVES 1. Implement the established preventative maintenance program to enhance the assets of the Nation on a daily basis. 2. Annually assist management with estimating costs for labor, material, construction, and equipment for department budget needs. 3. Assist management in ordering, equipment, materials, supplies, and tools on an annual basis. 4. Monthly inspect facilities and equipment to determine need and extent of service repair. Maintain and oversee custodial maintenance services for the safety, cleanliness, comfort and wellbeing of employees and customers on a daily basis. 6. Maintain daily operations in accordance with all Ho-Chunk, state, and federal regulations. 7. Maintain pool daily in accordance with all Ho-Chunk, state, and federal regulations to ensure the pool is safe for public use and is properly conditioned with a safe temperature and cleanliness. 8. Daily responsibility for equipment and tool usage. Responsible for the completion of assigned daily projects. 10. Must be able to establish daily work schedules, follow-up with daily procedures, quality control and necessary administrative functions of assigned employees. 11. Other duties as assigned within the scope of this job description. MINIMUM QUALIFICATIONS EDUCATION: 1. High School diploma or equivalent. ESSENTIAL: 1. Certification by the National Swimming Pool Foundation as a Certified Pool Operator. 2. Must be CPR Certified within 6 months of hire. 3. Maintain compliance with the Ho-Chunk Nation Occupational Safety and Health Program Act of 2002. 4. Must have a valid driver\'s license, dependable transportation and proper insurance. 5. Maintain confidentiality. EXPERIENCE: 1. Four (4) to six (6) years of combined education/experience in relevant field. 2. Four (4) years of supervisory and/or management experience. KNOWLEDGE, SKILLS, ABILITIES REQUIRED 1. Demonstrated working knowledge of building systems, HVAC, electrical, structural, mechanical, plumbing, masonry, carpentry and grounds. 2. Demonstrated working knowledge of inventory of all units, tools, and materials of real property. 3. Demonstrated working knowledge of techniques involving inspection, analysis, and repair of simple to complex maintenance problems. 4. Demonstrated working knowledge of chemical usage, storage, and disposal. 5. Demonstrated working knowledge of Personal Protective Equipment (PPE). Demonstrated working knowledge of cost analysis for materials in the repair of buildings. 7. Demonstrated working knowledge of Microsoft Office products, Gantt charts, and blueprints. 8. Strong interpersonal skills. 9. Strong analytical and written skills. WORK PLACE RESPONSIBILITY 1. Maintains a safe and healthy work place environment. The department manager ensures that all employees of the department receive appropriate training, counseling, and understand all of the applicable procedures so that they can safely do their assigned work. WORKING CONDITIONS 1. All conditions from hot/humid to sub-zero weather. Ability to work nights, weekends, and holidays as assigned. 3.
