Job Summary
The Facility Investment Manager will oversee the daily operations and maintenance activities of HVAC, plumbing, and electrical systems on the Russel Knox Building in Quantico, VA. This role involves managing a team of skilled technicians, ensuring efficient service call response, and implementing a robust preventive maintenance program. The Manager will work closely with the Project Manager to ensure all work is completed safely, on time, and by contract requirements.
Primary Job Functions
The Manager is directly responsible for the quality assurance, maintenance activities, maintenance schedules, and activities of all members of his or her team.
Supervise and lead trades like HVAC, plumbing, and electrical technicians
Assign tasks, monitor performance, and provide training and mentorship.
Ensure that the team adheres to safety protocols and industry standards.
Coordinate and manage day-to-day maintenance activities, including routine inspections, service calls, and preventive maintenance.
Prioritize and schedule work assignments based on urgency and importance.
Ensure all maintenance work is documented and complies with relevant regulations and standards.
Develop and implement a comprehensive preventive maintenance plan for HVAC, plumbing, and electrical systems.
Monitor the effectiveness of the preventive maintenance program and adjustments as necessary.
Maintain an inventory of necessary parts and supplies to support ongoing maintenance efforts.
Conduct regular inspections of completed work to ensure it meets quality standards.
Identify areas for improvement and implement corrective actions as needed.
Collaborate with technicians to troubleshoot and resolve complex issues.
Provide regular updates to the Project Manager on maintenance activities, including progress reports, challenges, and resource needs.
Prepare and submit required documentation, including maintenance logs, safety reports, and compliance records.
Facilitate communication between technicians, management, and other stakeholders.
Evaluate and recommend procuring tools, equipment, and materials necessary for maintenance operations.
Ensures adherence to legal and company policies and procedures.
Provide necessary training to staff and maintains necessary reports and training records as required.
Sets goals for performance and deadlines in ways that comply with company and customers plans, mission, and vision.
Ensure all maintenance equipment/tools are properly functioning and maintained.
Adhere to company policies, procedures, and safety regulations.
Performs other duties as assigned.
Education, Experience and Certification
REQUIRED: High School Diploma or Equivalent
REQUIRED: 5 years' experience in maintenance management in a military or government facility setting
Preferred: HVAC or Plumbing Certifications. Electrical systems Knowledge including codes and regulations.
Working Conditions
Work may be performed in an outdoor setting with exposure to all sorts of inclement weather
Knowledge, Skills, and Abilities
Strong HVAC, plumbing, and electrical systems knowledge, including codes and regulations.
Knowledge of safety regulations and best practices in maintenance operations.
Must possess the ability to identify and resolve issues, establish priorities, and achieve desired outcomes.
Must maintain licenses and/or credentials required for this position.
Possess strong computer skills to complete data entry into work management system (e.g., Maximo).
Must be capable of obtaining, and shall be responsible to use, a government-issued DIBS card.
Must be able to maintain ability to access government worksite.
Strong skills in MS Word, PowerPoint, Excel, and Project.
Effective verbal and written communication (English) and must be able to read and understand the signs, signals, and operating instructions.
Must be well organized with extremely good time management skills.
Must possess analytical abilities necessary to manage complex administrative, organizational, and contract matters.
Must be able to work independently and interact well with others in a team setting.
Must be capable of working under tight time constraints in a high-volume environment with multiple priorities.
Must possess the ability to work in a team or alone and be able to change jobs on short notice.
Highly motivated, flexible organized and must be detail oriented.
Strong customer service and interpersonal skills.
Must have practical knowledge of worksite safety, occupational hazards and standard safety practices.
All Contractor personnel shall be physically and medically qualified for performing the duties to which they are assigned to include lifting objects weighing 60 pounds.
Must be able to work alternate and extended shift schedules when necessary to meet the mission requirements of the customer to include weekends and holidays.
Must be able to perform on-call duties when necessary and report to work within the required timeframe from notification.
Must have and maintain a valid state driver's license to operate a company vehicle.
Must have a safe driving record, as defined by Company policy, to operate a company vehicle.
Must be able to successfully complete a drug/alcohol test and a criminal record check.
