GENERAL PURPOSE:
The Ross Construction Sr. Manager for Supply Chain Properties will be located at our Dublin Office and will report to the Construction Director of Ross Supply Chain Properties. This role will primarily support the construction planning, execution, and turnover of our Distribution Centers and Warehouse Facilities throughout the United States. The existing portfolio consists of over 20 million square feet in multiple locations with several high-profile projects and programs underway.
The base salary range for this role is $121,000 - $198,700. The base salary range is dependent on factors including, but not limited to, experience, skills, qualifications, relevant education, certifications, seniority, and location. The range listed is just one component of the total compensation package for employees. Other rewards vary by position and location.
ESSENTIAL FUNCTIONS:
Manage a network of vendors (architects, contractors, and other vendors) to ensure projects have best-in-class support, and that projects are delivered in accordance with scope, schedule, and budget.
Oversee, assess, bid, and negotiate vendor fees and contracts. Implement, manage and maintain project budgets and schedules according to company plans, programs, policies and procedures.
Coordinate efforts with internal (Network Strategy, IT Loss Prevention, Legal, Operations, etc.) and vendors for successful project delivery and management.
Develop project estimates and spend forecasts. Manage project budget and invoices to align with approved capital expenditures and forecasts, and internal processes, procedures, governance, and controls.
Responsible for tracking key project dates and documents to ensure that all actions are taken in a timely manner, well in advance of due dates.
Work with vendors and municipalities to ensure project permitting, inspections, incentives, etc. are completed on schedule to meet project timelines.
Monitor vendor work quality and compliance to ensure vendors are meeting company expectations, and local and federal regulations.
Maintain detailed knowledge of assigned projects and schedules. Keep leadership informed of any critical items or situations having impact on project delivery or cost.
Maintain department standards regarding project files and other forms of department communication.
Contribute and lead departmental improvement initiatives to improve department standards and promote departmental growth.

QUALIFICATIONS AND SPECIAL SKILLS REQUIRED:
Minimum 7 - 10 years of experience in corporate supply chain or industrial real estate project and construction management.
Bachelor's degree in architecture, engineering, construction management.
Project Management certification is strongly preferred.
Demonstrated ability in managing tactical execution while maintaining a strategic focus.
Proven business and financial acumen.
Excellent written and verbal communications skills; ability to convey messages clearly and concisely to a wide range of audience.
Excellent computer skills, including Word, Excel, PowerPoint, and commonly used construction management software (for example, Procore).
At-ease working individually and in teams, and at all levels of the organization (internally and externally).
Ability to handle and prioritize multiple simultaneous tasks and follows through to ensure timely results.
Ability to influence, manage conflicts, solve complex problems, and lead people and activities.
Strong working knowledge of building structural, mechanical, electrical and plumbing systems, as well as maintaining regulatory compliance.
Ability to review and interpret design and construction drawings of all disciplines. Strong knowledge of CAD and Revit modeling.
Ability to travel nationally as required for approximately 50-75% of the time.

Requires sitting, standing, walking, hearing, talking on the telephone, attending in-person meetings, typing, and working with paper/files, etc.
Requires consistent timeliness and regular attendance.
Vision requirements: Ability to see information in print and/or electronically.
Requires ability to work on an active construction site. Walking and standing on various surfaces in various climates while wearing personal protection equipment.
Travel required nationally for a minimum of 50% and up to 75% of the time.
This role requires regular in-office presence, including to engage in in-person team interaction, meetings and collaboration, client support, mentoring, coaching, and/or feedback. However, this role can perform duties effectively using a combination of in-office and remote work.
