Overview
Serves as the facilities & construction manager for all Bank properties. Directly manages the facilities maintenance and construction management lifecycle to ensure quality services are provided for all bank colleagues. Ensures that all portfolio properties are well maintained and are in accordance with local, state and federal requirements. In construction manager capacity, serves as the primary representative for all interior, exterior, infrastructure, and landscape construction projects that are required to bring on new space or renovate existing portfolio properties.
Responsibilities
Facilities Management:
Creates operations and maintenance plans for all bank owned properties (i.e., 3 corporate office buildings and 32 retail bank branches)
Leverages internal facilities staff and external vendors to execute maintenance and operating plans. Selects the appropriate resources to perform required work with appropriate consideration to cost, quality, timely execution, technical skills, risk, and professional licensing requirements
Provide technical skills and business requirements for use in the vendor selection process for contracted services. Monitors vendor performance in accordance contractual agreements.
Develops and maintains effective working relationships with internal colleagues, vendors, and local building and safety officials
Stays informed of building and life safety systems, regulations and practices. Attends relevant seminars and courses to maintain proficiency with current standards
Provide input on bank design standards for fixtures, millwork, lighting, carpet, wall coverings, and security and life safety infrastructure to allow for effective execution of the ongoing maintenance program
Manage after hours emergency response for all facilities. Create and maintain procedures and training for security and maintenance personnel. Leverage internal and external resources to provide adequate coverage and safeguard bank properties.
Construction Management:
Manages new branch construction projects, existing branch renovation projects, and all capital projects for corporate office buildings
Responsible for coordinating all team members including architects, property managers, general contractors, and selected trade sub-contractors in order to complete projects according to design, schedule and budget
Reviews and approves construction documents/MEP designs with architect/engineer
Drives value engineering exercises with full project team to maintain total project cost objectives
Monitors project quality during all phases of construction and ensures quality standards are met
Coordinates with internal departmental leadership to establish construction phasing and schedule
Responds to contractor and subcontractor RFIs to keep on schedule and achieve project objectives
Participates in identification, option analysis, and solution approval for construction contract change orders Proactively communicates and manages required internal approvals
Manages the construction project closeout process (e.g., affidavits, construction permits, close outs documents, and certificates of occupancy)
Administrative Management:
Assists the Corporate Real Estate Director in the development of a multi-year capital project plan and annual maintenance operating and construction budgets Budget estimate
Provide direct field supervision for the successful administration and execution of annual maintenance operating and construction budget of approximately $16M
Partner with the Facilities Administration Manager to: provide inputs to annual capital and operating plan, maintain preferred vendor partner list, monitor vendor performance to ensure service levels are met or exceeded, and track budgets.
Partner with the Facilities Administration Manager and the Physical Safety and Security Director to achieve the goals of the broader Corporate Real Estate Division
Serve as a member of Corporate Real Estate Division leadership team providing balance team coverage during crisis and emergency periods to reduce and manage risk and protect bank assets.
People Management:
Responsible for direct management of internal direct report staff of four Facilities Technicians (staff development and planning. Execute staff succession and growth plans
Build actionable and measurable career development plans for direct reports and engages in regular discussions regarding progress.
Involved in compensation planning, hiring, annual review process, and promotion planning
Ensures all department employees and vendors are in compliance with the Bank's Information Security Policies and Procedures.
Requirements
Education
Bachelor's Degree in construction management or facilities management preferred with extensive knowledge of building methods, mechanical, life safety and electrical systems is required
Work Experience
8+ years of facilities and construction management experience is required
3-5 years or more in a supervisory capacity with demonstrated progressively increasing responsibilities is required
Knowledge, Skills, and Abilities
Ability to communicate effectively both verbally and in writing across all levels of the organization and with external vendors
Strong leadership, collaboration and influencing skills
Solid facility forecasting and budget analysis skills
Experience with vendor selection, contract negotiation, and vendor management for large scale capital and operating budgets
Ability to analyze data and develop recommendations and solutions
Excellent planning, organizing, and project management skills
Knowledge of bank or financial institution security infrastructure preferred
Relevant computer skills (e.g., Microsoft Word, Excel, Outlook, internet, web-based applications)
Vehicle required for site to site travel
Performs related and unrelated duties as required
Must be able to work extended and weekend hours
Licenses and Certifications
Facilities Management Administrator (FMA) Designation from Building Owners and Managers Association (BOMA), OR Facility Management Professional (FMP) OR Certified Facility Manager (CFM) from International Facility Management Association (IFMA), OR Massachusetts Construction Supervisors License (MA CSL) Preferred
Expected Pay Range
From: $93,292
To: $165,608
The pay range is the salary we in good faith expect to pay for this role at the time of posting. Actual compensation paid may fluctuate higher or lower than the posted range and the range may be modified in the future due to several factors including, but not limited to, relevant experience, certifications, and qualifications, internal equity, adjustments to the requirements and responsibilities of the job, business needs, and economic and market data.
