Summary This position will be assigned to the JBSA Lackland Lodging Facilities. This is a regular part-time category position with guaranteed 20 hours per week, may work up to 40hrs/week. Employees appointed to regular category positions are eligible for benefits. Must be able to bend, lift, and work in awkward positions both indoors and outdoors. Must be able to frequently lift objects weighing up to 40 pounds unassisted. Responsibilities Ensures guests rooms are in good working order. Addresses issues and performs minor construction and repair on existing structures involving plumbing, painting, HVAC and drywall repair. Responds to guest requests for maintenance, diagnosing and repairing issues related to plumbing, electrical, HVAC, painting and drywall repair. Maintains the cleanliness and functionality of common areas such as lobbies, business centers and laundry areas. Works with other hotel staff to address guest needs and ensure a positive guest experience. Installs tile, cove base and interior trim using preplanned materials such as baseboard and molding. Repairs and refinishes furniture and repairs counter tops. Replaces broken or missing acoustical ceiling tile, window screens, wooden porches door jambs and other damaged wood components. Interprets specifications such as work orders with sketches or easily understood blueprints and technical instructions to plan and layout work. Conducts routine inspections and maintenance on HVAC systems, plumbing, electrical systems, appliances, and other hotel equipment. Locates and makes repairs to plumbing that can be accomplished by installing, removing, cleaning, replacing, modifying, packaging and sealing defective parts of utility, supply, gas distribution, and disposal systems such as dirty traps, sections of broken tile or pipe and leaking drains using existing routes, openings, hangers, and levels. Removes old caulk and grout and replace with new. Checks operation and completes needed repairs to HVAC and water heater systems to include drip pans, drains and pipes to include blowing out/unclogging lines. Prepares wood and metal surfaces to be painted. Applies coating materials such as primers, paints, texture, varnishes, and shellacs using standard application techniques and ensures that the coating finish matches existing walls and meets surface protection requirements. Makes minor electrical repairs by replacing fixtures, switches, stove burners, electrical cords, bulbs and fluorescent fixtures. Maintains record of maintenance supplies and equipment, orders replacements as needed. Required to move equipment, furniture, and supply items between quarters, supply room and warehouses. Ensures all safety systems (fire alarms, emergency lighting etc.) and room locking systems are in working order and adhere to safety requirements. Knowledge, Skills and Abilities (KSA's): You will be evaluated on the basis of your level of competency in the following areas: 1. Must possess knowledge of woodworking techniques and basic shop mathematics to plan, layout, measure, cut, construct, and install materials according to dimensional requirements and specifications where fit and accuracy are within specified tolerances. 2. Must possess knowledge of standard plumbing methods and techniques including a knowledge of flow and drainage. 3. Must possess knowledge of safety regulations and procedures. 4. Skills in joining and sealing elbows, faucets, shower drains, plastic, metal, and title pipes, and similar items. 5. Skill to operate and maintain hand and power tools and equipment. 6. Ability to read and follow specific directions that explain how to apply and use prepared solvents and hot to thin and sir coating materials.
