The Property Maintenance Technician is responsible for ensuring that buildings, grounds, and equipment are maintained in a safe, clean, and functional condition. This role involves a mix of preventative maintenance, emergency repairs, and customer service to ensure tenant satisfaction and property value.

Reposnsibilities:

Perform routine inspections and preventative maintenance of HVAC systems, plumbing, electrical systems, and other building infrastructure.

Complete work orders and repairs in a timely and professional manner (e.g., fixing leaks, changing locks, repairing drywall).

Maintain cleanliness and functionality of common areas, including hallways, lobbies, and laundry rooms.

Respond to emergency maintenance calls outside of regular hours when on-call.

Assist with turnover of units, including painting, minor renovations, and cleaning.

Collaborate with vendors, contractors, and management as needed for larger repairs or renovations.

Document completed work, parts used, and time spent in maintenance.

Requirements:

1+ year of experience in property maintenance, construction, or a related field preferred.

Basic knowledge of electrical, plumbing, HVAC, carpentry, and general repair work.

Strong troubleshooting and problem-solving skills.

Valid driver's license and reliable transportation may be required.

Ability to use hand and power tools safely and effectively.

Must be able to lift up to 50 lbs, climb ladders, and work in a variety of environmental conditions.
