Executes and owns store construction process for new retail stores, shop in shops pop-up's and offices from inception to handover/opening, in partnership with HQ2. Create complete budgets for potential new projects, special projects and store closures3. Solicits and manages RFP and vendor proposals4. Project manage the secure delivery of materials, fixture, finishes and services5. Monitors job site activity to ensure alignment with project schedule and quality of work that stores are built in compliance with the general/local building specifications, instructions & interior specifications, budget and timeline6. Reviewing and revising contract documentation, project scheduling, budget, staffing, and profitability7. Define internal routines and strengthen communication between departments in respect to projects' planning, execution and timeline8. Outlines project budget in coordination with internal key stakeholders (HQ Project/Construction, Regional Finance, Retail/Wholesale)9. Coordinating and manage tenant allowance recollection, collecting and supervising close out packages, partial and final lien waivers and contractors affidavits10. Reviewing project cost estimates and construction budgets, detecting inaccuracies, omissions, duplications, and errors11. Manage graphics request, design, development, approval, fabrication and installation for hoardings, barricades, lightboxes and building facades12. Manage and create purchase requests, purchase orders, good receipts for all vendors involved in the project in addition to managing approval flow, reviewing invoices and contract documents and supervising the payment schedule13. Lead communication with landlords, consultants and authorities in order to receive all necessary plans and permits per project timeline for new, remodel or store closures14. Secure that project documentation is in place and saved according to guidelines for project audit purposes and in line with local requirements15. Coordinate and manage surrender process and reinstatement workPosition requires a Bachelor's Degree in Architecture or foreign equivalent and 4 years' experience in the luxury retail construction industry in the job offered or as a Senior Lead Construction Manager that includes management of multi-jurisdiction code and regulation compliance in luxury and high-end specialty retail and wholesale projects; full project scope management from concept, preliminary design, schematic design, construction documents, site specific approvals, bidding and negotiating, supervision of contractors, designers, and engineers; working with a variety of luxury materials, including wood, glass, marble, aluminum, Corean, acrylic panels, leather, fabric, silk, metals, and onyx; capability to read, understand, comment, redline and edit a variety of design and construction documents that include architectural, mechanical, electrical, plumbing engineer, lighting design, low voltage and security, shop, millwork, stone, shelving system, signage, structural, elevator drawings, system signage, barricades, and facades; reviewing project specific financial and accounting documents; reviewing commercial lease provisions including fixturing period, MEP provisions, AS IS conditions, free rent and tenant allowance; coordinating and supervising shipment, import and delivery of construction materials, fixtures and finishes, nationally and internationally; experience with concept development tied to brand identity; supervising 360 LEED process; ability to use AutoCAD, MS Word, Excel, Project, PowerPoint, Adobe package, PS, InDesign, Illustrator, 3D softwareInternational travel limited to Canada, Mexico, Brazil and Italy, once per month; bi-monthly domestic travel
