Staff Accountant II Role:
As a member of the Company's Accounting team, the Staff Accountant II is responsible for ensuring the accuracy, integrity, and compliance of financial operations for the company's owned and leased data center properties and corporate headquarters. This role includes completing accounting functional processes for multiple entities, preparing monthly journal entries, reconciling balance sheet accounts, preparing financial statements and monthly, quarterly, and annual reporting packages, including associated variance analysis of income statements and balance sheets, completing common area maintenance (CAM) reconciliations for some data center customers and obtaining an understanding of all accounting and financial reporting for these properties. The Staff Accountant II is involved in a structured monthly close process and is responsible for ensuring compliance with CoreSite's accounting policies, procedures and adhering to Sarbanes-Oxley internal controls over financial reporting (SOX 404).
Success in this role requires collaboration across departments, professional presentation and communication skills, adaptability to evolving business needs, and a proactive approach to financial analysis and reporting. Strong organizational skills, attention to detail, and effective communication are essential for meeting deadlines and maintaining accuracy. Beyond transactional accounting, this position requires a holistic understanding of financial concepts and accounting principles, the ability to analyze variances, identify trends, and provide meaningful insights into key business drivers.
Duties:
Demonstrate a solid understanding of accounting principles specific to CoreSite's owned and leased real estate properties and corporate headquarters to ensure accurate financial reporting and analysis
Prepare monthly journal entries, balance sheet reconciliations, fixed asset reports, accrual analyses, and financial close packages, including income statement and balance sheet variance analyses against forecasts and historical data
Manage assigned responsibilities within the structured month-end close process, ensuring all deliverables are accurate, complete, and finalized by the 5th business day of each month
Maintain well-supported accounting schedules and reconciliations aligned with the general ledger and reporting requirements
Ensure compliance with GAAP, company accounting policies, procedures, and SOX (Sarbanes-Oxley) requirements
Proactively research and address accounting questions, seeking guidance when needed and presenting thoughtful, well-considered solutions
Provide timely, accurate, and well-documented financial information to support external audits and quarterly reviews
Collaborate with cross-functional teams to support financial reporting activities and resolve accounting-related inquiries
Assist with business process improvements and IT system enhancements that increase efficiency and accuracy within the accounting department
Manage workload independently, track progress against deadlines, and communicate key updates without prompting
Provide support for additional financial, accounting, and operational needs, as well as other projects and duties as assigned
Participate in ad-hoc projects and analyses as needed based on business development

Requirements
Knowledge, Skills & Abilities:
Ability to thrive in a hybrid work environment that includes at least two onsite days per week in the downtown Denver office, currently Tuesdays and Wednesdays for in-person collaboration
Solid understanding of GAAP and real estate specific financial reporting, with knowledge of accrual-based accounting, power revenue and expense allocations; Job cost and fixed asset accounting preferred
Advanced proficiency in Microsoft Excel (pivot tables, XLOOKUP, etc.), with the ability to perform variance analysis that identifies business drivers, not just transactional differences
Excellent organizational and time management skills with the ability to prioritize tasks, meet deadlines, and manage multiple responsibilities independently
High attention to detail and accuracy in financial reporting, reconciliations, and journal entries
Proactive communicator who provides regular updates, addresses challenges early, and collaborates effectively across teams
Problem-solving and critical thinking skills, with the ability to independently research issues and connect the dots across processes
Ability to adapt to evolving business needs and contribute to process improvements and system efficiencies
Familiarity with JD Edwards or similar ERP/financial accounting software preferred
Education/Experience:
Bachelor's or Master's degree in Accounting, Finance, or a related field
Minimum of 5-6 years of experience in Accounting, Finance, or a related field, with hands-on involvement in an accrual-based monthly close process
Strong understanding of GAAP accounting and SOX 404 is preferred
CPA license is preferred
Experience in accounting for publicly traded or privately owned real estate investment trusts (REITs), other property-owning entities, or technology companies is a plus

Compensation:
Compensation for this role includes a base salary between $80,000 and $87,000 a year. This role is also eligible for an annual bonus and equity, based upon individual and company performance.
