Job Description Summary:
Overall Accountabilities
Manages and executes design and construction services across the entire OhioHealth system.
Develop and maintain a position of building industry leadership within all facets of this individual's responsibilities
Implement projects with the utmost consideration for the patient experience.
Understand and mitigate risk, and utilize the most efficient and effective project controls / processes to execute projects at the highest level of performance, while providing minimal disruption to the existing operations, the highest quality and the overall best value to the System.
Promote a culture of customer service, focused on the needs and requirements of the internal OhioHealth clients and the patients and families we serve.

Director is a visionary leader who effectively drives change in a complex system-oriented environment.
Individual will be fully-focused on the implementation of the overall strategic real estate asset management plan. In conjunction and alignment with other business unit Directors, this individual also supports the System Directors of the business unit by assisting in the strategic and operational managing and leading of the Planning and Construction department as well as the overall Real Estate, Construction and Facilities Business Unit. This focus includes processes, procedures, financial controls, management metrics, strategic initiatives, human resources and all other functions.
Responsibilities And Duties:
Oversee a group of Senior Project Managers and Project Managers in the planning, design, construction, fixtures, furniture, equipment and signage for new buildings, renovations, relocations and expansions for the System, with a focus on results.
Work closely with other departments within OhioHealth Supply Chain, IT, EVS, etc. to develop an integrated plan to deliver projects effectively, efficiently and at the best value.
15% - Department processes, procedures and fiscal management
Assist in developing departmental guidelines, templates, policies and procedures to create the most efficient operation possible. Educate the team, the user groups and outside parties on such guidelines and enforce accordingly.
Utilize and implement the most advanced technology to enhance productivity.
Consistently identify and implement continuous improvement efficiencies that lower the cost of project implementation and enhance productivity.
Assist in developing and effectively manage cost center budgets.
Work to identify areas of highest improvements, greatest efficiency and best value.
Work with System Director of Facility Planning, Facility Directors and other business unit leaders to develop, implement and enforce standards across the System for as many project components as possible.
Work with the Senior Director and other Team members to leverage OhioHealth purchasing power and resources to secure the very best pricing on all purchased goods and services. Focus on system-wide purchasing for all products and services that are part of the standards.
Directly oversee and manage project fiscal year cash flows and total completed and stored to dates to maintain a 90%+ accuracy rate.
20% - Project Planning and Budgeting
Assist in the development and maintain a system / process that establishes accurate early project budgets during the pre-funding phase.
Work closely with OhioHealth business units and program sponsors to identify, scope and prioritize strategically-aligned improvement efforts and help define and manage key stakeholder requirements.
Ensure goals are established, communicated and managed for each project.
Set direction on all design and construction programs to develop and maintain process accountability and to provide timely and accurate, results-driven data on all projects.
After funding, establish and manage project budgets to ensure financial targets and goals reattained.
20% - Leadership and Management
Provide effective and inspirational leadership and supervision of diverse project teams, including internal team members, OhioHealth leadership, other stakeholders, consultants and contractors, while maintaining a high level of performance, relationships and problem-solving.
Be an effective communicator of ideas that will inspire a culture of collaboration and innovation.
Manage direct reports that may include program/project managers, program coordinators, accounting and administrative support functions, and other related functions in the Department.
Provide career development, counseling, and mentorship for team members.
Evaluate employee and department performance against established goals and objectives.
Work in conjunction with System Director and other Directors to appropriately balance project workloads and requirements to maximize efficiency and production for all department resources.
Develop and maintain strong relationships with user groups, outside vendors, building officials and other interested parties.
Presents and represents OhioHealth in the most favorable light within the design and construction community as a whole.
Manage effective internal and external reporting tools and methods to keep all stakeholders properly informed at all phases of a project.

Stay connected and engaged with all industry organizations to ensure OhioHealth is seen in the best light and helps the building industry thrive and succeed.
25% - Project Execution
Actively organize and participate in selecting project architects, engineers and other professional consultants and contractors.
Focus on selection of best value / most qualified companies that will provide the best service for OhioHealth and represent the organization's interests accordingly. Make recommendations to System Director.
Understand and manage the risks associated with each project. Outline and communicate risks to project stakeholders and put procedures in place to mitigate risk at all stages of a project.
Establish goals relative to project budgets and schedules and ensure all stakeholders are aware of the benchmarks, and work with the project teams manage to the established goals.
Manage, in conjunction with the Project Managers, the performance of design and construction teams and ensure project team track and manage project costs and schedules.
Assist, as needed, in the preparation of technical, bidding and construction documents. Utilize standard processes and procedures whenever possible.
Be an excellent communicator, and work with the teams to create and manage appropriate expectations.
Keep all stakeholders informed of risks, challenges and opportunities and promote and manage a project culture of "no surprises."
Provide the support required to enable staff to keep current with evolving construction methods, materials, codes and regulations effecting Healthcare construction.
20% - Overall Real Estate, Construction and Facilities Business Unit Leadership Support
The overall vision of the Business Unit is to deliver high quality support services at the best value to the overall organization.
Strategic Thinking: Work at a high level to determine best overall strategic path for the Business Unit that supports a strong culture and promotes best practice operations.
Collaborate with System Director of Design and Construction and other Business Unit Directors to manage overall business unit.
Assist in the development of the overall business unit budget. Manage expenses relative to budget on a monthly basis. Identify areas of concern and create action plan to correct.
Assist in the development of policies and procedures for all aspects of the overall business unit.
Be an integral team member to develop, define and champion the culture.
Bring innovative ideas relative to the overall strategic direction.

Extensive Experience leading similar construction related organizations Possess a minimum of 10 years of private sector construction and project management Experience , and minimum 8 years of management Experience . Should include Experience in project planning, scheduling, budgeting, construction budget variance analysis, construction cost databases and models, managing a capital improvement process, developing policies and procedures, coordinating, documenting, and controlling major projects; negotiating and analyzing construction contracts, managing multiple, large new construction and renovation projects, developing business strategies, managing a team of people, managing a department including HR, finance, strategy and other business related functions.
