Where will this role work?

Located in the 'Heart of The City' of Burnsville, MN, Grande Market Place has 113 units of market and affordable tax credit residential housing.

Schedule & Hours:

The core schedule for this role will be Monday - Friday; 8 AM - 4:30 PM with on-call rotation.

Some evening and weekend on-call rotations are required. Ask about our on-call incentive!

ESSENTIAL DUTIES:

Facilities Maintenance

General maintenance and upkeep responsibilities including minor plumbing, electrical, HVAC, light carpentry, painting and landscaping.

Responds to open work orders and resolves resident/tenant requests within 24 hours.

Prepare and turn vacated apartment units within a 24-hour period (5 days if not immediate).

Assists in scheduling and completing preventive maintenance for buildings and building equipment.

Hands-on work of all building repairs, preventative maintenance and general upkeep of the facility with special attention to more involved operations or projects.

Diagnose problems, replace or repair parts, test and make adjustments.

Use a variety of hand and power tools, electric meters and material handling equipment in performing duties.

Walks property at regular intervals (daily) to ensure resident/tenant property rules are being followed and that the property is clean and orderly and in good maintenance condition.

Comply with safety regulations and maintain clean and orderly work areas.

Works on the last day and first day of each month until responsibilities completed; some overtime may be required. Evening and weekend on-call rotations as required.

Assists in maintaining sufficient maintenance supply stock.

Assists in contracting all outside vendors and taking bids for special projects or extensive maintenance.

Maintains exterior grounds and interior common areas in quality, presentable condition.

Maintains customer service and excellent relations with residents, tenants, vendors and other external or internal organizations.

Other tasks & duties as assigned based on business need; Evening and weekend on-call rotations as required.

Required Experience:

High school diploma/GED and completion of a craft apprenticeship, or an equivalent number of years of education and production maintenance experience.

1-4 years of experience in maintenance or related carpentry/construction. Ideally in residential or commercial real estate.

Current and valid driver's license required. Must pass a Motor Vehicle Record check (MVR) and have a safe driving record.

Must participate in on-call rotation.

Must provide own hand tools.

Excellent verbal, written and presentation skills; Ability to communicate effectively with community tenants, vendors / external parties, and across corporate divisions.

PHYSICAL REQUIREMENTS

The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job.

While performing the duties of this job, the employee is regularly required to talk and hear. This position is very active and requires standing, walking, bending, kneeling, stooping, crouching, crawling, and climbing all day. The employee must frequently lift and/or move items over 50 pounds. Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception and ability to adjust focus.
