Acting in the role of Owner's Agent and liaison, the Senior Construction Manager must have a strong working knowledge of construction contract management and stakeholder collaboration experience to facilitate successful project deliveries on behalf of our clients. The CM is responsible for supervising all aspects of project management and construction management teams in every phase of the projects, including surveying, studies, programming and planning, preconstruction services, design, procurements, construction, and closeout. The CM is the team leader and the individual responsible for the initiation through completion of construction. The Program Director is responsible for staff mentoring, project management processes and methods, stakeholder communications, interdiscipline coordination, and conflict resolution, to ensure the Owner's project goals are consistently met.
We are looking for a construction Program Director / Senior Construction Manager (CM) with experience managing capital construction programs to lead project and construction management teams in the development and delivery of multiple projects concurrently. The Senior Construction Manager (CM) reports to the Regional Executive on various public and/or private assignments to manage a portfolio of projects. Initially this person will act as the CM on a single project assigned at a job site full-time to manage and oversee the construction phase of the project and coordinate the work with the State's architect/engineer of record (AOR), general building construction contractor, the State's management and inspection personnel, city and State inspection authorities, materials testing personnel, utility companies, and other parties directly involved with the construction. The CM shall provide communications (verbal and written) with the State Project Director (PD). Tasks include: construction administration, review drawings and specifications, document control utilizing Procore, continuous observation, conducting the construction phase kick-off meeting and the weekly Owner, Architect, Contractor (OAC) project meetings, project status reporting, coordinate with a scheduler to review of the construction contractor's baseline and monthly schedule updates, coordinate with cost estimators to assess and process proposed change orders (PCO), review and process shop drawings and submittals, RFI's, and monthly payment applications.
The position requires strong project management acumen, including financial controls, quality assurance,team leadership, presentation, organizational skills, as well as a working knowledge of risk management methods, budget management, time management, and strong client service skills. The Program Director must be a strategic communicator, and an adaptable team-player, with strong time management, and problem-solving skills, plus a solid understanding of the tasks and skills provided by the team members they supervise. The position will require basic business development (BD), construction management industry networking, and participation in related organizations and events, such as the Construction Management Association of America (CMAA) and the Design Build Institute of America (DBIA).
Program Director Required Qualifications:
10+ Years of experience in a Project Management role managing commercial and/or public sector projects of buildings ranging in costs from $20 Million to $200 Million. Managing projects from initiation through completion of construction, and responsible for leading meetings with the owner, architects, and as well as providing a leadership role in client relations, directing and mentoring on-site staff.
5+ years working with a preconstruction team to plan projects for success (e.g., procurement, logistics planning, scope reviews, budgeting, value engineering, and costing).
5+ years of experience managing the design process and relationships between design and construction to ensure the designer delivers quality, budget-conscious, and complete documents on schedule.
10+ years of experience reading and understanding construction plans, drawings, and technical specifications, and the implementation of project delivery strategies in a Project Work Plan.
Demonstrated ability to target and pursue additional business with existing clients and develop new business opportunities.
Bachelor's Degree - Construction Management, Architecture, Engineering, or equivalent, and 10 years of industry experience, /or equivalent industry experience of 20 years.
