Job Title: Lease Construction Manager
Job Description
We are seeking a skilled and experienced Lease Construction Manager to oversee the onsite construction, commissioning, and turnover of Data Center Fitout projects within leased properties. This role involves supporting the Lead Construction Manager and collaborating with contractors, designers, vendors, and cross-functional partners to ensure the successful execution of construction projects across North America.
Responsibilities
Manage the onsite construction, commissioning, and turnover of Data Center Fitout projects in leased properties.
Support the Lead Construction Manager as needed, including overseeing contractor, designer, and vendor interactions.
Coordinate projects between contractors, landlords, consultants, and cross-functional partners.
Provide construction leadership by developing and maintaining strong relationships with partners, consultants, vendors, and landlords.
Define and align opportunities for efficiency through innovation, process, and accountability.
Plan and scope projects in collaboration with cross-functional partners and internal customers.
Aid in the creation and maintenance of project schedules with support from Project Controls and Scheduling.
Manage the cost change process and negotiate best pricing with cross-functional team members.
Manage project schedules and associated risks to ensure reliable and predictable turnover dates.
Report on opportunities, risks, and mitigations to ensure predictable delivery of capacity.
Conduct monthly WIP walks to validate work in place for invoicing and regular site walks to track progress.
Manage relationships with contractors and designers.
Assist in developing capital project budgets and provide ROM construction cost estimates.
Manage monthly CapEx forecasting for all project-related costs.
Provide analysis and action plans based on weekly project status reports.
Manage Method of Procedures (MOPs) for retrofit/remedy work in live data centers.
Facilitate interactions between contractors, internal teams, and third-party QA/QC teams.
Responsible for project closeout and escalate key issues quickly to the Construction Manager.
Promote continuous improvement, partnership, and teamwork in behaviors and communications.
Support and lead an industry-leading safety culture and program.
Travel approximately 50% to support project sites across North America.
Essential Skills
Bachelor's degree in Construction Management, Civil Engineering, Electrical Engineering, Mechanical Engineering, or equivalent degree.
Minimum of 7-10 years of professional experience in construction operations, maintenance, and project planning.
Experience in the design or construction of data centers/critical infrastructure.
General knowledge of electrical, mechanical, and connectivity systems.
Ability to manage multiple projects simultaneously in different phases.
Experience in commissioning of retrofit and new leased data center build-outs.
Knowledge of CPM scheduling practices and familiarity with Primavera P6 software.
Proficiency in MS Office products (Word, Excel, PowerPoint).
Additional Skills & Qualifications
Past experience working in leased facilities is preferred but not mandatory.
Experience managing multiple projects simultaneously ranging from $600k to $100M.
Mission Critical infrastructure and/or Data Center Construction Experience.
Work Environment
The role involves meeting with contractors, reviewing project progress, budgets, and schedules, and overseeing change orders. A significant focus will be on job site presence and serving as the first point of contact with cross-functional partners. The position requires approximately 50% travel to project sites across North America.
Pay and Benefits
The pay range for this position is $70.00 - $90.00/hr.
