The Senior Community Manager is responsible for all actions which involve or influence the properties he/she supervises with a special focus on Troubled Properties.The Senior Community Manager will be directly supervised by the Executive Vice President. The Senior Community Manager must fully understand and be able to carry out all company policies in dealing with the properties, their owners, and their residents. The Senior Community Manager must know and understand the owner's and CRM objectives with the property, and manage the property in the best manner to coincide with these objectives. The ultimate goal is to improve the value of the real estate and produce maximum economic benefit.Proficient user of MS Office and Real Page OneSite.

The position requires the Senior Community Manager to be on-site daily. This is not a remote position.

Method Steps

PROBLEM SOLVING:To evaluate and diagnose issues with resident ledgers, occupancy reports, Recertifications, Management and Occupancy Reports to adhere to LIHTC and HUD Guidelines which will result in the formation of a Turnaround Plan.

PLANNING:To assist in creating an innovative, formalized Turnaround Plan which describes the steps to achieve a successfully operating property.

ORGANIZING:To organize the operation of the property so as to produce expected results. Assist in establishing performance goals for on-site managers and other supervisory personnel so that each job is directed, with teamwork, toward the objectives of turning the property around as per the Turn Around Plan.

DIRECTING:To provide administrative support to those on-site personnel to whom delegation of authority and responsibility for the operation has been given.

OPERATING:To ensure that day-to-day standard operating procedures are implemented as prescribed in the requisite CRM policy manuals, LIHTC policy and HUD guidelines.

ANALYZING:To analyze the results of the property relationship to its turnaround plan and makenecessary adjustments to bring the property in conformance with the plan or adjust the Turnaround Plan as needed.

COMMUNICATING:To keep the corporate officers advised of significant operational situations/concerns and deviations from the Turnaround Plan as well as developing and disseminating aweekly progress report.

TRAINING:To understand and practice those subjects covered within any and all company training programs.

AUDITING:To verify by means of periodic formal examination and reporting compliance with allcompany and/or regulatory agency policies and procedures as it relates to TRACS, rent collections, rent posting, file organization and integrity, interim/annual recertification procedures, etc.

Active participation in local professional organizations such as IREM,CAI, NAHMA etc.
